check in and out hours,pool was dirty, beach access, the staff was not helpful. have kids working at the front desk in the office, needed maintenance had to wait to next day because they didn’t have anyone on site after 5pm.

Expensive booked weeks prior to stay checked rates that day was 1/2 of what I paid. Expensive for a place I couldn’t check into 5 pm then check out at 10 am

Missing towel racks in both bathrooms, shower door did not close causing flooded bathroom floor, lack of space to put luggage.

Comfortable though small. Good location, pretty grounds.

The room needed some cleaning. The first floor had blinds that were missing pieces and exposed to the parking out.

Beach is very rocky. Getting in and out of the water was very difficult. I would suggest to everyone who likes to swim in the ocean bring a water shoes. Also we brought our beach umbrella.

Location is close to Greenport and Shelter Island. Very nicely maintained property with good size pool. As a family we enjoyed to have lunch and dinner on the balcony which had an access to come down to the pool area. On the property lawn we loved to sit in arindorack chairs to view sunset. The free meat sliders were provided on the 4th of July. In the kitchenette we had toaster, coffee maker, refrigerator , necessary utensils and pans to make breakfast.

no staff contact; poor shower pressure; too little shower supplies; pool was locked at 7pm; no Fox News in the LR; nosiest fridge ever; no assistance with luggage; missing blinds in the MBR;

The twin beds in the second bedroom were not clean. They were dirty with leaves and sand in the beds.

Needed more half and half. No breakfast was offered.

Room had fleas and we were bitten all over. Ruined our stay. Plus barely no staff working.

You cannot see your road sign until you are right on top of it. Your address does not work with navigation/WAZE. we had to stop and ask police where you were. kitchen sink did not drain due to the cabinetry not being level. bedroom dresser drawers were small and your clothes didn't fit neatly. no shelf in bathroom so you have to keep everything underneath the sink, always bending over to find what you need which is annoying. The counter top around the bathroom sink was very small and you cant keep your toiletries on it. shower faucet was very difficult to find comfortable temp setting. either icy cold or scalding, the biggest pain in the neck. forget about a working vacation - WIFI was not existent in our unit and cell service was poor. I had to drive back to Southhold to make important calls. NO Channel guide?!?! Also, you should tell people that they need water shoes as the beach is VERY rocky. There are numerous submerged boulders in the water on your beach which are a major hazard!!! if you don't know that they are there, and we didn't until we walked into them, there is a risk that a guest is in waist deep water and if they go to dive underwater they can break their face!! there should be a warning sign. This is a serious hazard.

the condo was neat and clean. little kitchenette was useful. nice balcony and table. fireplace was nice. the grounds were very neat and clean. beautiful lawn with chairs for viewing the sunsets which were very pretty. the yoga classes and movie nights were a nice touch. food trucks and ice cream trucks were also nice. it would have been helpful to have some type of guide letting us know about these things/events we had no advance idea and would have stayed for them if we had known.
