The breakfasts were very nice and good food was enhanced by all the guests sitting together at a big table, with the hosts joining us at times, talking about what we were doing in Houston and getting to know each other as fellow travellers. We also really appreciated that there is an additional kitchen in the house where guests can keep food and drink and cook or heat up food. It feels more like staying in someone's home than in a guest house and our hosts did everything they could to make our stay enjoyable. Fantastic location also - near the Menil Collection and Rice Village. Will definitely go back!

Considering the low price, I have no complaints, but compared to other B&Bs I've stayed at, the quality is lower. Nearby Airbnbs offer higher standards, so I'd like to see a difference made with breakfast.

The great thing about this property is its location. It's perfect for those who enjoy visiting museums, and with several supermarkets nearby, you can cook to your heart's content. Since no one else used the kitchen besides me, I was able to cook a lot.

This is my first Booking.com review and I am leaving it because this was such an amazing stay. Everything is perfect @ Modern B&B and Lisa is an amazing host & cook. They throw potluck dinners and invited me to one, it was great to have home cooked food while traveling.

Awesome breakfast, great staff, full size kitchen just for the guests, private entrance, fresh linens, very comfy bed, great shower space, spacious living area, good wifi, additional toilets if needed in the living space, microwave-fridge was adequate. Filtered water was also available to refill. Parking was great and in a shaded area. Neighbourhood was upscale, good with trees and felt secure. Very near to downtown and many attractions.

The owner was very friendly. I was sad because I'd just dropped off my son for college. She upgraded me to a room with a bath and offered me dinner. She's a great host and made me feel very welcome. The bed was also phenomenally comfortable.

The street is a little narrow when cars are backing out of the driveway, but it’s a nice neighborhood in a central location.

Lisa is friendly and welcoming. The breakfast is great with fresh fruit, delicious baked goods and food made at the guest’s request. Property is cute in a lovely neighborhood that has nice character. Highly recommend!

There was nothing about my stay that I didn't like. United Airlines cancelled my flight, and I was able to return and stay in the same room. The next morning, I was in the breakfast area on hold on two phones and my computer and knew the wait was going to be for more than hour when Lisa told me she could could rebook my flight and did. It took five minutes.

The breakfast included homemade banana bread, a very nice touch. It is very quiet. The room has adjustable temperature, which was great since Houston was having a heat wave. When I needed a phone charger, Lisa lent me one.

Coming from California we are spoiled by bath products we are provided. These could have been of a higher quality. I say: bring your own favorite bath products (body wash, shampoo, conditioner). TV was kind of tricky. I suggest asking Avi for a lesson. The Wifi was slow and should have been better.

Bed was very comfortable. The breakfast service was very nice. We were comfortable. The proximity to the museum district was perfect. We walked to the Rothko Chapel and the Menil Campus. Towels were nice. Shower was fine.

What a gem this place is! Excellent, quiet, safe location. Great hosts. Huge comfortable space. It is a great pity I was getting up and leaving early and missed the chance to enjoy the breakfast. Will definitely stay again.
