UNPLAN Residence is the perfect ski/snowboard location in Hakuba area (Tsugaike Resort). The residence has only just been renovated, we had the mountain view suite which was perfect for 4 of us. 40 steps from the front door to the first lift and another 20 meters to another 2.

Food was Delicious, very very clean well run Japanese Lodge. Private Onsen at the end of the day was delightful on the muscles. Staff will help you anyway they can. 👌

Amazing dinner, very spacious room, nice outdoor onsen. Very good value of money. Hope to come again in winter in the future

Amazing guesthouse that satisfied on all areas: Fantastic location close to Hakuba Norikura Ski Resort, clean and tidy, good facilities and lovely staff. Highly recommended!

Very close to the Tsugaike chair lift

Delicious Japanese breakfast served every morning, discounted rental rates for skis/snowboards just next door. Convenience store just located across the road. Very close to the slopes. Public onsen available as well!

Extremely convenient location - 2 mins walk to the gondola. Perfect location for Tsugaike and restaurants in the area. Very spacious with plenty of room to unpack our snow gears and clothing. Hotel itself has drying room. It has everything we need and it's clean - looks to be recently renovated. Staff is friendly.

The staff were extremely friendly. Breakfast and Dinners were amazing. The traditional Japanese accomodation and food were perfect for me. Great facilities to store and dry your ski equipment on site. They even have clown fish in an aquarium in the lobby!

We had a wonderful stay here in HAKUBA — the place was absolutely excellent. It felt very homey, was spotless, and overall very fresh and well cared for. The hosts, Ryo, Doris, and Ichi, were truly fantastic: kind, thoughtful, and genuinely attentive throughout our stay. They made us feel welcome from the moment we arrived, and we couldn’t have asked for a better experience. Highly recommended!

Close proximity to the ski field, bars and town

Literally able to walk outside the door and get onto the ski lifts. Location could not be any better. Staff were also very friendly, complimentary breakfast was great, and they were very kind to let us store our bags there for the day after we checked out in the morning. Room and bathroom were clean and heater worked well. The room was also quite spacious even with the futon beds fully setup.

This was one of the best ski holidays we have been on. The hotel was beautiful - amazing décor, comfortable room, great private onsen and shared spaces, most delicious food (English breakfast and mostly Japanese dinner), helpful staff. The location is really on the slopes of Norikura (which is linked to Cortina), and an easy walk to the shuttle bus for access to the rest of the Hakuba resorts. Hotel provides pick up and drop off from local train/bus stations, so we really didn't need to rent a car. We opted for the half board option and just really relaxed and enjoyed skiing and chilling in the hotel.

We love buffet drinks and dinner/breakfast after skiing. Ski-in ski out was very convenient durring the day. The satff was very helpful.

Stunning Alpine location, close to everything, with mountains right at your doorstep. A perfect base for exploring. The apartment was spacious, spotlessly clean, and had everything we needed, including a well-equipped Kitchen and laundry facilities, which were very helpful.

The phat packers is a great place to stay ! Special thank’s to Viktor who was super attentive to my requests during the stay and he is a super snowboarder teacher!! ❄️

We stayed twice, always for one night only. The accommodation itself is a bit old, but in good condition. However, the owner is probably the nicest owner we've ever encountered during our travels and makes you fall in love with the place. We also had breakfast at the property, which was delicious! There's a shared bathtub, which is also really nice.

Although it isn’t very new, it’s extremely clean and tidy. You can really feel the care and effort put into running it. Many thanks.

After a booking error at another location, we booked the last room here at about 7pm the same night. Staff were very gracious and accommodating, accepted our last minute booking and made room for us at dinner. Witnessed impressive language compatibility for a smaller hotel. Hotel was fully booked but facilities (parking, dining, drying room, baths) were perfectly sized to accommodate unlike many other stays we have had elsewhere.

Breakfast was great. Location was abit further away from the main slopes but the free shuttle service which the hotel provided around Tsugaike made it very convenient to travel around.
