The hotel is new and very clean and warm:) Breakfast included was great before skiing.

UNPLAN Residence is the perfect ski/snowboard location in Hakuba area (Tsugaike Resort). The residence has only just been renovated, we had the mountain view suite which was perfect for 4 of us. 40 steps from the front door to the first lift and another 20 meters to another 2.

The hosts were very accommodating and made for a lovely stay here.

The receptionist was the kindest we encountered during our trip to Japan—exceptionally helpful and accommodating.

The place was super spacious and clean. There is a lounge where they served breakfast. The best part was that all the staff were very friendly and accommodating. The onsen was really good because it was just the right temperature🤩. In terms of logistics, it was excellent. The ski slope wasn’t really far away and there was a ski rental just across the road.

The staff were extremely friendly. Breakfast and Dinners were amazing. The traditional Japanese accomodation and food were perfect for me. Great facilities to store and dry your ski equipment on site. They even have clown fish in an aquarium in the lobby!

This was one of the best ski holidays we have been on. The hotel was beautiful - amazing décor, comfortable room, great private onsen and shared spaces, most delicious food (English breakfast and mostly Japanese dinner), helpful staff. The location is really on the slopes of Norikura (which is linked to Cortina), and an easy walk to the shuttle bus for access to the rest of the Hakuba resorts. Hotel provides pick up and drop off from local train/bus stations, so we really didn't need to rent a car. We opted for the half board option and just really relaxed and enjoyed skiing and chilling in the hotel.

Breakfast buffets, onsen (including fully stocked beauty products), proximity to ski lift, ski rental and lift ticket prices were all amazing!

We stayed at Matsunoki Tei for six nights and had a wonderful experience. The facilities were excellent, making our stay very comfortable. The food was delicious, with generous portions and a great variety of dishes to try. The location is perfect, right next to the slope, making it incredibly convenient for skiing. The staff were exceptionally friendly, helpful, and kind, adding to the overall warmth of our stay. A special thank you to Chris-san for his exceptional hospitality—he was incredibly friendly, helpful, and attentive, making us feel truly welcome. His kindness and dedication made our stay even more enjoyable.

Although it isn’t very new, it’s extremely clean and tidy. You can really feel the care and effort put into running it. Many thanks.

After a booking error at another location, we booked the last room here at about 7pm the same night. Staff were very gracious and accommodating, accepted our last minute booking and made room for us at dinner. Witnessed impressive language compatibility for a smaller hotel. Hotel was fully booked but facilities (parking, dining, drying room, baths) were perfectly sized to accommodate unlike many other stays we have had elsewhere.

The location is amazing! Got an elevator so it was easy to go upstairs. Staff were amazing too. 100% go back next year.

Nice and new ski in ski out tsugaike kogen ski park. Location you cannot beat… right beside the run down towards the gondolas!
