Kerrie, the owner, was so helpful and great at answering our questions and giving us tips. The flat was warm, very comfortable and clean. It was great to have a washing machine, but there is no dryer. However, a drying rack is provided. The location is great as there is public transport very nearby to get into Brighton. The beaches and villages at this location are also lovely to visit. It is much less expensive than staying in Brighton, so it is a great value for money.

Location is amazing. Right on the beach. Like being on a boat. The restaurant (and cafe) underneath is brilliant - only open breakfast and lunch - everything we had there was delicious. The main room is living/kitchen/dining - very big. Full length french windows onto balcony hanging over beach. There is a full bathroom and additional loo. The large public car park is opposite and easy to pay for full day parking. There is a parkrun by front door on Saturdays. There is a skate park very close.

The location was good for walking on the Downs, and for accessing public transport. The annexe was very comfy overlooking an interesting garden.p

The staff was exceptionally kind and helpful. Our room had an amazing sea view. The room was very cozy and surprisingly quiet given that we were right above the hotel bar. The breakfast was delicious with excellent vegetarian and vegan options.

Enjoyed a wonderful short break at Annex by the Sea. The accommodation was so well thought out and comfortable and spotlessly clean. We will definitely look to stay again when next in the area....perfect location for access to Brighton and Hove.
