House rules
Acceptance of the reservation formalizes the rental of the advertised property directly between the traveler and the owner. Selecta Management acts as a mere intermediary between the parties, with the owner being the only person responsible for maintaining the property in perfect condition for habitation, and in accordance with the description and photographs that appear in the advertisement.
Photographs: The properties may undergo minor aesthetic or decoration changes (never functional) that have not been updated in the photographs of the advertisement.
Deposit: The deposit will be managed directly by Selecta Management on behalf of the owner. Whether or not to make a retention on it is an exclusive decision of the owner, with Selecta Management having no control or decision-making power in this regard.
Cleaning: Cleaning after the guests' stay is included in the total amount of the reservation, but our clients must know that the house must be returned in the same condition in which they found it upon arrival. If the property is not returned in these conditions, the traveller will have to pay a penalty ranging from €100 to €250 for extra cleaning, depending on the level of disorder and dirtiness found when leaving each stay.
Garbage: Garbage must be deposited daily in the containers provided for this purpose in the area where the property is located. If you do not comply with this rule, and leave garbage undeposited in the containers when leaving the property, you will be charged a penalty of €50.00 for garbage removal.
Parties: The holding of parties or events is strictly prohibited. Failure to comply with this rule will result in expulsion from the property without compensation, as well as a penalty of €500.00. Guests: No more people than those indicated in the reservation will be allowed access to the property, and only those who have registered for the police check-in, unless express written authorization has been obtained from the owner or the agency.
This property is primarily aimed at families with children and/or adults over 40 years of age. Groups of two or more people under 40 years of age, who are not parents with children, will not be able to stay unless they are accompanied by an adult over 40 years of age.
Minors must also be mentioned in the reservation. In the event of non-compliance with any of these conditions and/or a greater occupancy than that indicated by the traveler when making the reservation (without having obtained prior and express authorization from the owner or the representative agency), it will be grounds for non-access and/or immediate expulsion from the property for breach of contract, without the right to any compensation.
As a penalty, a payment of €100 per person per night of stay is established, with a maximum of the total price paid for the reservation. Rules of conduct: The traveller undertakes to respect and comply with the rules of the community of the building where the property is located, as well as the logical rules of respect and good neighbourliness, not carrying out activities or making noises that could be bothersome to the neighbours, especially from 10:00 p.m. to 8:00 a.m. Failure to comply with these rules would be grounds for expulsion from the property without any compensation and payment of a penalty of €200.00.
Smoking: Smoking is strictly prohibited inside the property. In the event of breaching this rule, the traveller must pay a penalty of €200.00 for deodorising the property.
Pets: No type of pet (whether companion or emotional) is allowed without prior and express written authorisation from Selecta Management. In the event of admission, the extra amount agreed for the pet must be paid in cash upon arrival of the guests. In the event of introducing pets without permission, this will be grounds for immediate expulsion from the property for breach of contract without the right to any compensation.
The penalty is €100 per pet per night and €200 for deodorizing the property.
Consumption of electricity and water supplies: Electricity and water consumption are included in the amount of the reservation, but if excessive consumption is detected, the owner reserves the right to make a retention on the amount of the deposit for excess consumption.
Pool and garden maintenance: The owner, or the person or persons designated by the owner, will access the plot where the property is located periodically to carry out maintenance and cleaning tasks on the gardens or pool. To the extent possible, guests will be informed in advance of the days and times when the personnel designated for these tasks will visit the property.
Condition of the property: The traveller will declare upon delivery of the keys to the property that its belongings are in a correct state of cleanliness, use and preservation, and in accordance with what is advertised in the property advertisement. Likewise, the use of the garden and the pool (private or communal) will always be under the traveller's own responsibility and that of the other guests.
Valuables: It is the traveller's responsibility to keep safe at all times any cash or valuables that they may bring with them. Neither the owner of the accommodation, nor the insurer of the property, nor Selecta Management can be held responsible for these in the event of loss or theft during the stay in the property. Therefore, it is the guest's obligation to leave the property properly closed (doors and windows).
Home alarm: The home may have a security alarm connected to an authorized alarm receiving center. Image recording will only be produced in the event of an alarm being triggered. Only the authorized person from the alarm receiving company, or, where appropriate, police officers, have access to these images. The recordings will have a maximum duration of 60 seconds. If the house has an alarm, it will be duly marked. Some properties may also have additional surveillance cameras in the garden and pool areas.
Access to the home by the owner: After prior notice to the traveler, the owner or the person he designates may access the interior of the home whenever he deems appropriate, in order to verify compliance with the agreed rules.
Photographs and/or recording of images: Taking photographs and/or recording images for commercial purposes is expressly prohibited during the stay in the accommodation. For this purpose, the traveler must obtain express and prior written authorization from the owner.
