Hi, we are Chris and Gaenor. We love to sail both at sea and in the Norfolk Broads, and have a friendly English pointer Reeva ready to welcome you to our barns and gardens. We love to meet guests coming from all sorts of places and love our area and are happy to share any local info. you may need. Lots of guests come with their own plans they are busy getting on with too and we produce our own local information file in the barn for your arrival.

Your own grade 2 listed hideaway, extensive 2 acre gated grounds and gardens, the stunning barns date from the 1600’s with mellow soft red Norfolk brick and flint and terra cotta pantile roofs blending with the extensive gardens. The open plan living area is 14ft by 11ft furnished with a leather sofa and armchair with full height vaulted barn ceiling to 14ft high, under floor heating, dining table, 32 inch flat tv, satellite, dvd and digital radio and cosy flame effect fireplace.
Free WiFi, dedicated router right within the property. The living area is open plan onto the kitchen area which is 7ft by 6ft with fitted kitchen, with dishwasher, big fridge, combination microwave/oven/grill, 2 ring ceramic hob and extractor. Enclosed small garden within the larger gated grounds. The bathroom also has under floor heating, walk in shower and mini bath. All fresh towels are included for your stay.
Up the reclaimed timber cottage staircase (a bit steep and narrow if you have mobility problems) is the mezzanine bedroom with skylight views over the garden. The bed is in the slope of the roof and leaves limited head height, I'm 6'3" and can happily lean my way round, but with a bad back this could be awkward! The comfy King size bed comes with bed linen and duvet, included. The mezzanine is not suitable for small children or pets and a stair gate is provided to isolate it from the open plan ground floor area if you need to.

A lovely rural location; there are tall mature oaks and ash surrounding the gardens and area, sheep and chickens, cattle pastures and open fields whilst we are also close to transport links to get you to the beach, the woods, or into town. We are a short walk out of the village and open onto lovely walks into the countryside (including walk to Felbrigg Hall, lake and parkland).
Other things to note
You are within 10/15 mins walking distance of the village with pub, dogs welcome, serving real ales, pub food, restaurant, 24 hour garage with extensive mini mart and off licence, award winning chip shop with restaurant; and the village Medieval round tower church. Or walk the other way for Felbrigg park (30 mins walk): National Trust Jacobean hall, walled gardens, parkland and lake, the 'Great Wood' forest, Stables cafe and restaurant.
For beaches Cromer is nearest with pier, sea-side town life, crab fishing boats, pubs, life-guard and surf guard; the well known Holkham gap a drive up the coast; Sheringham is 10/15 mins up the coast and nearerby is the lovely quiet little town of Overstrand with steep climb down cliffs to the sandy beach: see our in house guide to some more out of the way places and beaches.
To the west of us is the North Norfolk coast with coastal villages tucked away behind the wild marshes and to the east the broads with wide open spaces and unspoilt coastline.
We produce our own local information file in house with all the best known, and the lesser known, local attractions. Stately homes and lovely Norfolk flint villages; beaches in town or unknown and out of the way; restaurants bib gourmand and village pubs.
Walking: weavers way passes through the next village, Norfolk coast path through Cromer; there are lots of lovely routes from the door or a short drive away.
