Gorgeous two-bedroom, two-bathroom apartment; on the 2nd floor (without lift, 60 steps) of a building in the city centre, in a strategic context: a few steps from Piazza Santo Stefano and the most famous monuments of Bologna. This magnificent flat of about 90 sqm is equipped with latest generation anti-noise windows, parquet flooring in all bedrooms, walls decorated with Venetian plaster and a romantic fireplace in the living room, as well as optical fiber WiFi. The large Smart TV allows you to connect to Netflix and Amazon Key through your accounts, via Apple TV. The apartment opens onto a welcoming living room, the furnishings include a sofa, a small white fabric pouf and a glass table, complete with elegant seating for 4 people and dominated by an iconic design arc lamp. Just behind the part dedicated to relaxation and entertainment, the kitchen can be accessed via a sliding glass door. Fully equipped, it includes dishwasher, Nespresso machine, toaster, oven, microwave and gas stove. The layout of the apartment is comfortable and clever; the sleeping area is separated from the living room by a corridor that leads to the bedrooms and to the bathrooms. The bedrooms overlook the internal courtyard, and are therefore very quiet. The master bedroom is furnished with a double bed, a wardrobe, a wall-mounted flat-screen TV. The refined en-suite bathroom is equipped with a shower. The second bedroom has a French bed (140 x 200 cm), a wardrobe and a desk for smart working. The apartment has a bathroom which can be accessed from the corridor, and is modern and well finished. The large and elegant shower is built on site and behind it there is a bathtub. The washing machine is located in the corridor. Air conditioning is provided through 1 portable unit. PETS: Pets are allowed. Extra charges apply.

The apartment is located in a prestigious context, in the heart of the centre of Bologna, in a historic building very close to Piazza Santo Stefano and the most important monuments of the city. The apartment is located near the lively university district, a stone's throw from Palazzo Pepoli, home to the Museum of the history of Bologna. A walk through the center will lead you to discover points of great historical and artistic interest, such as the prestigious Academy of Fine Arts, the famous Teatro dell'Opera Comunale, the characteristic Jewish ghetto, the Garisenda and Asinelli towers (5 minutes on foot). Via dell'Indipendenza, the best-known shopping street in Bologna, is about 400 m away. The quadrilateral of alleys that rises alongside Piazza Maggiore, and which has its center in Via Pescherie Vecchie, with all its food and wine shops, is also located a very short distance away. PARKING: The apartment is located within the limited traffic area (ZTL). The ticket can be purchased online. Paid parking spaces are available nearby: there is one in Via San Petronio Vecchio and a second in Vicolo San Damiano 3/3. It is possible to obtain temporary residence and a pass to drive around the historic center only for stays longer than 3 months. For shorter stays, access is guaranteed only for 3 days a month (not consecutive, or for 4 consecutive days) upon payment of a specific permit.
