United KingdomThe Property states that the room is suitable for making your own breakfast in your room. This is true if you only want a cereal with cold milk and coffee. There was not even a toaster, the fridge the partition in the doors remove so there was no where to put boxes of orange etc in the door, so had to arrange the shelves to accommodate them at the expense of other things. The room, now breakfast is not included,resulted in the room being cluttered claustrophobic and very small. ( even without the inclusion of the fridge this room was small) The widow was overlooked and could have been supplied with net curtains or shutters to allow light in whist dressing etc. the screen on my lap to is as large as the TV screen if not bigger, The room we had, might have been the exception, but I do not think so, The carpet in the upper corridor (which was unlit at night even though it is part of the escape route for fire) had carpets which curled up and were a trip hazard. The partition between the rooms had no effective sound insulation so the conversations, snoring,etc. were audible room to room. It is obvious that other guests were not aware that breakfast was not included, although it is clear if you read all of the information. I assume that the barn accommodation is better and advertised as self catering. The signage advertises as B & B which is quite clearly not true. At no time did the host welcome us on arrival nor during our stay.
The place was ideally situated for our purpose. The accommodation was very clean.

United KingdomFelt the host could of been a little more welcoming on arrival. Appreciate it was room only but was greeted with your room will be hot as I haven’t opened the velux window? Didn’t take the time to show me where the hook was to leave & collect my room key from, or tell me where I could sit outside. This resulted in me having to ring the bell several times, which I think was an irritation to the host as a notice appeared next day bell not working?

United KingdomIt clearly once had been bed & breakfast but changed to self catering as evidenced by a sign seen at the farm and originally displayed amongst the photographs of the accommodation but subsequently removed after we had pointed it out to Booking.com. As such there was nowhere to sit and eat, no table and no cooking facilities except in the garden about 100/150 yards away across a farm yard where there was a wood fired bbq and pizza oven. There were no comfortable seats either in the house or garden and more especially in the bedroom in which we could sit and read. When the owner had guests they were entertained in a conservatory directly underneath our bedroom window and we were kept awake until well after midnight by noise of laughter and talking.
The room itself was fine and the beds were comfortable. The shower was excellent if a little noisy.

United KingdomNo Breakfast, but the family room had a fridge. (One double bed, two singles and two pull out beds, so could suit a big family. The shower was especially nice,.. over a big bathtub and great pressure and good temperature range... Ooops, So hot I set the fire alarm off with the steam when I left the bathroom door open.!!! The accommodation is et in the heart of a working farm and hope cove and the coast path is a 30 minute walk away, with a an excellent pub (Hope and Anchor) and good bar/diner (The Cove) Ideal localtion the Salcombe Kingsbridge and Bantham and all the local walks.

United KingdomWhen I arrived at 12.45, there was no one to greet me, just a message on the reception door to say that my room key would be on the table in the entrance. Except it wasn't! So, I had to hunt around the farm for someone to ask. The lady I found said she'd met me at reception, which she did. Eventually, after some time, she got through to the owner; and she told me that the shower was broken in my room, so they'd give me another, but it wouldn't be ready until 4. Well, okay. So I packed all of my bags back into the car, and headed off to meet my Devon friends. When I returned late that evening, there was my key at last. So I was able to use my room. On the information sheet, it said that I should leave my key on the hook if I was going out. And so, at 7.30 the next morning, not wanting to leave my luggage in my room, while anyone could pick up the room key, I packed it all back into my car. And then I went to hang up my key on the hook, as requested. I saw an open door with a board of key hooks, and went to hang up my key; and there was the owner, sat in the office. She watched me hang up my key, and asked me if I wanted anything. I said I was looking for some more porridge (for the following morning), and she explained where to find it. Well, after spending time with my friends, I got back very late that night. And then I spotted ANOTHER key board out in the communal area, which was obviously where they meant me to hang my key. But my key wasn't there, of course; because I'd hung it up - watched by the owner - in the staff office, which was by this time locked and inaccessible. And so - having paid for a room! - I now had to either sleep in my car, or drive home through the night for 3+ hours, which is what I chose. Advice to owners: explain the system for collecting keys on arrival. Explain that there are TWO boards for room keys, and the one you should use is in reception.

United KingdomThe room wasn’t made up as we’d asked for in advance. We thought breakfast was included as it was advertised as a B&B! The WiFi didn’t work and there was no one to ask about this. The TV remote didn’t work properly. Had to go and look for someone to be able to pay our bill. Had to switch off the fridge at night as it was noisy. Over priced.
The location was what was expected.

United KingdomI felt that this was no way to run a business, friendly though the owner was when I caught up with her on the second night to ask for bed linen. Read the other reviews - we were uncertain we even had a room - see later -as we arrived in the dark and told the taxi to wait. You are greeted by a printed sheet of paper and key. The breakfast if you can call it that is as described and not up to decent standards as far as I am concerned - presumably lunch would have been a pot noodle! Towels were old, I used a hole filled mattress cover and stain cover as bed linen the first night. When I asked the woman the next night I got bed linen and said I had been trying to phone (the phone mail box is full) and email - quote 'those email addresses don't work' . We were walking the coast path and would have preferred a cooked breakfast. The place used to be a restaurant too and that and the bar are like the Marie Celeste too. It was the most expensive place we stayed in, condensation running down the single glazed windows and definitely not up to modern day standards. The lack of being able to communicate either through the farm website or booking.com was disgraceful I felt.

United KingdomWe didn't see a single member of staff in the 48hrs we were there. No idea how to contact anyone in case of any issues. The farmhouse is still using Covid as an excuse not to provide breakfast and not to service rooms. 'Breakfast' was a pot of 'just add water' porridge but only 2 pots were provided for 2 of us for 2 nights and no fresh water, just out of the bathroom basin in a kettle that was full of limescale flakes. The whole place seemed to be partly closed up (public areas), tables and chairs stacked up and an abandoned bar. V strange decor throughout, pull cords and lights outside rooms suggesting it may be used as a care home?? Lots of bric-a-brack EVERYWHERE - quite oppressive, heavy furniture packed into every room. Towels were old, faded and as thin and hard as a ryvita. Absolutely nothing to recommend this place. It's not a B&B, it's a collection of pokey, frumpy rooms and it's vastly overpriced - we would've accepted it's 'quirkiness' had we not paid best part of £100 per night for it. And as we are now back eating in restaurants with Covid restrictions lifted, there's no reason why breakfast can't be served

United Kingdom1.No breakfast as expected in the booking. It is not a Bed & Nreakfasy 2. Bath towels were like sandpaper so not usable. 3. Booked family room and thank goodness there was only 2 of us as the other beds were not usable and should be classified as children's beds. If there had been a family of 4 there would have been no room to move. 4. Hostess was not present and when questioned about lack of breakfast blamed it on booking.com. would suggest booking.com stop advertising Burton Farmhouse as a B&B or more honest with clients. 5. Hostess did not want to handle payment so still haven't paid and assume rate will be less as there was no breakfast for 2 mornings.
