There was noise from the fridge (which we definitely appreciated having) and the plumbing (old building?) during the night which disturbed my husband. Needed to return to the property during the day and housekeeping hadn’t been in. They obviously knocked and offered the service but just a little awkward.

Bathroom had a funny smell sometimes, must be the ancient plumbing. Didn't affect the shower, which worked well.

Very central and well situated to get all over Florence. It's literally around the corner from the Duomo and the Mercato Centrale (huge food hall with the best picnic style food) Suggest you ask for a room higher up - from 2nd floor upwards. We loved the little table with two chairs and the big four poster bed. The room felt authentically vintage and yet clean and everything worked. Our host communicated well and shared great restaurant suggestions including: Trattoria Antico Fattone (one of the oldest trattorias in Florence- delicious meal), Menagere (one of my new favourite restaurants that does everything from tea time, to cocktails, fun group dinners, romantic dinners and a cosy book and flower store) and great pizza takeouts at Il Pizzaiuolo.

There is no elevator. While this was no hindrance to us, this should be noted for those with any accessibility issues. Otherwise, the location of the Residenza is perfect.

Absolutely beautiful furniture that pays respect to the historical foundations of the building. It’s amazingly located and comfortable. My mother and I had a wonderful (though short!) stay.

This is such a gem of hotel. Beautiful, elegant interior design with lovely touches everywhere - it felt like staying in someone's gorgeous home, not a hotel. Excellent shower in the bathroom and (I love this) separate shampoo, conditioner and body wash - not one combined bottle. The location is incredible - not more than a minute on foot to Piazza del Duomo - but also quiet. Communication for self-check-in was super clear - all done by WhatsApp and very responsive. Wonderful all round!

There is nothing to not love about this place.

Besides being centrally located to everything a first time visitor would want to see, there was the comfort and beauty of the location. Excellent host and comfortable room that felt like you were actually in Italy rather than a prefab boring hotel room.

The lack of an elevator was annoying when carrying luggage or after a long day walking through Florence. The mattress was slightly too soft for my taste, and the cover a bit worn, but those are nitpicks. We had a great stay.

The location was fantastic, in walking distance of almost all the famous sites of Florence. The room was bigger than most I've seen in Europe, and even had a small side room that functioned as a dining area with a small fridge, tea kettle, and toaster. My wife appreciated the tea selection which was restocked while we there. While the property's a two-star (because it has no restaurant and an unmanned checkin table) it was nicer than most 3-stars I've seen in Europe.

Not a negative for us, but just to note that there is no lift in the property (it is a tradition building so that is to be expected). Again, not a negative for us, but there is no in person reception but the hosts were very responsive via WhatsApp messages and instructions for the building were clear.

Fantastic location, spacious room with beautiful decor. The shower was sublime - a waterfall shower. Incredible value for money - felt like a 5* apartment. Shutters and very good soundproofing - you would not know you were 2 minutes away from the Santa Maria! We loved our stay and would absolutely return when visiting Florence. Hosts provided a list of restaurant and cafe recommendations which was an lovely touch.

Check-in was very smooth and checkout as well with a possibility of bag drop-off in a separate room after checkout to explore the city. The bed was very comfortable and spacious with plenty of pillows.

Some construction work going on outside our window during our stay, but this is of course outside the control of the property and did not hugely impact our stay.

a bit noisy place at evening/night but you are in the center of Florence, just next to Cathedral!

amazingly helpful host - Pietro thank you for everything :) easy contact via what's up and clear tips how to get to hotel (no 24/7 reception desk there but it does not influence the service). very nice and clean rooms (with coffee machine :)). we also got some restaurants' reco's from Pietro! highly recommended place. we will come back for sure! perfect location for walking around Florence :)

Can’t say I didn’t like anything, but perhaps the bath and shower could have been a little newer? Otherwise no problems at all!

It was clean, and cosy. Felt extremely safe, despite being in a busy city centre. Water pressure in shower was great and the coffee machine was a nice touch.
