room was very up to date and very bright and clean, bed was so comfy i didn't get out of it until late afternoon :s has everything you need in there, breakfast buffet was nice and staff were friendly.
hotel is quite a walk away if your wanting to see the whole of Blackpool promenade but there's lots of things to see on your walk down there plus there's a bus/tram what can take you down/pick you up if your feeling lazy. pubs and bars etc are only 10 mins walking distance away all stretched along the promenade so location isn't too bad.
Rooms small. Lack of bath. Very hot, no fans provided
the hotel was nice and clean.the food was excellent.The host and staff were very friendly.The location is out of town but that suited us fine.Tram stop is opposite hotel so no big deal to get into town.Will go again
My single bed was slightly uncomfortable but got used to it on second night.
very old fashioned bedroom also quite a long way from centre also only got enough tea sugar for 2 cups of tea plus 4 milk then if you wanted more we would have to pay for them.
Staff we meet at breakfast were very nice as was the owner,room was very dated bed was awful old box base noisey and valance around base stained ,carpets old throughout hotel old ,but not smelly .no info on area thinks to do and see at hotel and owner dident seem to know anything much about the festival that was on all weekend which we found out about from posters at tram line had a great time though but would not stay there again
Staff are very attentive. Away from centre of Blackpool but close enough to walk in. Plenty of on street parking nearby. Good sized family room.

We stayed here for one night, as we wanted a day on the fair and a night in Blackpool. All staff were lovely, breakfast was delish and beds were really comfy. Definitely come back =D
large bar and dining room, both well decorated and comfortable. Lift was very handy as we were on 3rd floor. Handy for tram and bus service. We chose as located in a quieter area but easy access to all attractions. Food was excellent.
our family room needed updating and poor shower for a family room, seemed to be a water pressure problem.
The staff were lovely and very helpful, the room (whilst a little dated) was perfectly clean, the breakfast on both days was cooked perfectly. We will certainly stay there again
It would have been nice for the hotel to be closer to town, but there are plenty of trams all day long
Service was brilliant, arrived earlier than we expected and although we could not check in early we were able to leave our luggage in a secure area. The rooms were comfortable and provided everything we needed. Breakfast was more than worth the price. Location is brilliant, as this is the quieter end of Blackpool we had the beach to ourselves but was able to get the tram just over the road from the hotel to the centre which took around 5 minutes. Would definitely recommend and am already planning our next trip.
On arrival friendly polite and extremely welcoming. Good family atmosphere, room clean plenty of clean towels and room smells lovely and fresh. Breakfast was excellent loads to choose from catering for all tastes really enjoyed our stay.
Located at the quiet end of the sea front, but it wasn't a problem as the public transport is excellent, cheap and reliable and we were able to catch a tram or a bus from outside Carn Brae.

The toilet was leaking so had water over the floor, also the breakfast wasnt great, the juices offered were cheap and we waited 20 minutes before anyone came to take our order for a full english.
The room was spacious for our family of four. Friendly staff. An all round top hotel.

All staff where very polite and could not do enough for you from arrival to departure. The breakfast was excellent quality and plenty of it. The service was also first class. The location was ideal and quiet at night. I would recommend this hotel to family & friends and would not hesitate to use in the future.
