What a charming hotel! Perfect location! The owner was very sweet! Our room was huge and so pretty! It was genuine, quirky and wonderful room that you expect from a hotel in Florence! And great value for money.
The room was noisy, you could hear everything from the street until early hours. Ear plugs would have saved us. Linen little dated, but still clean. We didn't mind the stairs, but I would definitely warn people about them clearly ;D
the location was excellent...close to everything and also to the train station, really great ramen resteraunt a few mins walk away, the room was clean and the wifi was good
the bathroom was outside of the room and shared by many other people, only one bathroom for that many people is kinda annoying, the hotel is on the third floor with no elevator so it was really hard getting the luggage up there, and there was no one to help us get it up there so that was hard, apart from that it was a nice stay

No lift, means trekking up 4 flights of stairs.
Location walking distance from station, clean comfortable room. Good security.
75 steps and no lift! Shared toilet might bother some people, but for 1 star, what do you expect.

only one toilet to share with everyone …
the shower next to the bed was weird but fun! (never saw it before) Also the cofee machine, was in the perfect place. The hotel was perfectly near everything, perfect location+price!
the internet wasn't compatible with the iPad, BUT the owner let me use another router and worked a bit better (not all the time, but she did her best!). The worse thing were the stairs, too many.

Good location, toilet is clean, nice reception,very good and convenient for the kettle in the room
No breakfast no lift, the towel was too old that seems used, the articles of toilet were too poor, no cups in the toilet, terrible noisy at night cause of the public toilet, could not find the concierge if want change something...
The location for daytime, and the proximity to the train station were major pluses, But also kept us awake most of each night with sirens and drunken partiers singing and shouting at the top of their lungs in the street. No sound-proofing on those windows!
The noise outside at night was a huge negative, even when we were wearing earplugs. The very long climb up 4 or more stories was hard with and without luggage. Got eaten alive by some kind of bugs.... Perhaps Mosquitos. Bathroom shared, open shower over toilet, used by one room, soaking the toilet and floor. Very tiny shower in our room with zero privacy. Enough said.

Rooms were small, dark, camp style bed, with shower in the room which made things a bit damp

The hotel locates in the 4th floor, quiet high if you have much luggages. Sometimes you can not find the receiptionist as she may go out

It was four flights to walk up, all spiral; a little tough with a suitcase.

No one there to let us in on arrival

Lovely, reasonably priced hotel with welcoming stuff. Shower and sink are in the room, so, in fact only toilet is shared. Location is perfect, room is clean and nice.
Room 19 overlooks via dei Banchi and is pretty noisy in the morning. It would be nice to have some breakfast, just very italian and basic, like coffee and brioche (though coffee machine is avaliable)
It is very close to the railways station, the terminal bus stop and historical centre. It is a traditional Italian 'albergo' in an old house. It has got a very high historical impression. He is training your muscles and your knee since it is needed to climb three floors upstairs.
No elevator. The toilet is in the corridor.

Taking into account the explanatory notes regarding lack of lifts and the type of accommodation (1*/pensione style), you get what you pay for. In this case, I was pleasantly surprised with the quality, the provision of tea/coffee-making facilities in the room (single, ensuite) and the overall service.
I'm not a fan of 'wet room' style bathrooms, but that said, everything was perfectly functional.
