Air ducts needed cleaning the air quality is poor Internet did not work in my room I needed to got the lobby to access it
Everything - the rooms were very tired and dirty the shower had mould all over the grout. There were marks all over the walls. We had breakfast included and it was disgusting, no bacon the French toast and pancakes/pikeltets had been sitting too long and turned to rubber. We asked for a refund and when we complained reception told us to complain to the kitchen! The senior reception lady was very rude and the two other members of staff thought it was funny. We demanded to speak to the hotel manager who told us we had not paid $3000 baht per night for the room and therefore that's why we got the breakfast we did. We had to contact Booking.com to help with the complaint who were great. Don't stay here.

The staff is incompetent, not helpful at all. They do a mess with my taxi booking to the airport. Staff very unfriendly except one or two people that's it. Bad Wifi of the signal (I was in the old building)
Breakfast is great. Sauna and steamed room clean. Pool clean. Big room clean. Location good : not too far from the night market
The Deluxe room space layout was poorly designed. The surrounding and the main road leading to the hotel entrance was dark.

- Wifi barely ever worked - (only if you stood on the sofa we discovered) - The bed was extremely uncomfortable - it creaked loudly with the slightest movement and you could feel the springs - There is no lift in one of the buildings, not a problem for us but double check which building your room is located if you cannot manage 3 steep flights of stairs
- Large comfortable rooms - Nicely furnished - Great breakfast buffet - Lovely pool - Clean bathrooms

The hotel is modern and the room has all equipment you need, there is a small swimming pool and the rooms on the top have a nice view on chiang Mai, the hotel has it's own taxi to being you to the airport

Not sure what people expect having read other reviews. We had 4 rooms in the 'other' building and not in the main building. They were huge, good beds and very clean. Didn't anticipate this being such a good hotel, but contrary to other traveller's remarks would recommend this hotel.
Bed was very hard, room service was only avaliable until 3pm

- No King Size Bed even thought it says it on this website and in the booking conformation - whole Bathroom was full of Mold - Internet did not work in the Room - the whole Room was stinking - we could not put anything into the cubboards as the smell was so bad - very old and rundown - really needs some renovations. (There are two parts of the Hotel - we stayed in the old one) - the bed squeaked as soon as one person turned - could not sleep - when we talked to the manager, he was very very unfriendly! Nothing was his fault and he told us that we were just trying to get a free upgrade! Very bad service! We just asked for a room that did not smell, where the wireless was working, no Mold in the bathroom and a bed that we could actually sleep in.
If i had made use of the facilities I would probably consider the hotel better value for money. The room was fine just a bit tatty round the edges.
A good location within easy walking distance of the old city and the night markets.Comfortable room and surprisingly quiet considering. Staff were efficient, cleaners did a good job. Last time we stayed in Chiang Mai we stayed on Thapae Road - now it is so full of bars I would never stay there again!

Nothing to complain about
Room, location, breakfast, staff, tour operator - Mr Korn (fantastic). For our first time to Chiang Mai, this hotel was a fantastic introduction, can't wait for our return visit!
Shower cold every day, I asked to have it checked but nothing changed. The room was big, but old and quite dirty, the sheets had wholes! Only two towels. Staff friendly but poor English. We did a massage for 359 baht each, and the girls pushed a tip, that we were willing to give, but without that pressure!
Close to the town centre, reachable by 10 minutes walk. Close to Saturday and Sunday market and major temples. Staff ok, breakfast good and various, price was fair too.
Great location near to Night Market and Nightlife. Large clean rooms and excellent buffet breakfast. Reception staff were vety helpful and all the staff made you very welcome.
If you do not book breakfast in advance, you have to pay 40% more. It is better to have breakfast in a nice restaurant. Cheaper and better.
Close to Sunday market, night market and old city. All in walking distance. Large rooms, which were also clean.
