Single room was an expected size but the space where the bed is placed is just uncomfortable for anyone over 6ft. I couldn’t stretch my legs out without kicking the wall. TV was present but I couldn’t locate the remote.

Fantastic location and the on-shift staff while I was there were very friendly and helpful. View from the window of my room was like a postcard. Breakfast options were good.

We chose the property as it was on the SW Coast path. The location was ideal. The welcome friendly. The twin room was clean, the bed really comfortable and the view amazing. We used the restaurant both evening of our stay and can recommend the fish and chips. Breakfast a substantial start to the day. The staff were extremely helpful and friendly.

Saturday breakfast could not be faulted in either the food, service and availability of items, perfect. Sunday had different staff and although our breakfast arrived quickly there was no extra items like the morning before. Coffee, yoghurts juice & glasses. We had our cooked items so not overly bothered.

We actually stayed at The Rising Sun, Rock House sister hotel across the river. We loved the quirkiness of the old building. The view from our room was lovely, nice window seat. Staff were friendly and very attentive (see my didn't like comments) The breakfast we could not fault. Will definitely stay there again.

The hotel is dated, there was no heating of any description in the bathroom and nowhere to hang towels after showering to dry them. The shower pressure was also poor.

Breakfast was tasty and the staff were very polite and helpful. Location was lovely and the walks are good. Lots of very pretty places around the area to explore without getting into the car.

No fault of the owners but lynmouth is very limited in terms of shops & places to go .

The cliff railway is a highlight & well worth a visit. Breakfast was a short walk across a bridge, great service at breakfast, good quality produce.

It seemed a shame that we were in the Rock House and had to go over for breakfast. I wonder how full The Rising Sun was? If I had been on my own I am not sure that I would have liked it. I didn't find any fire instructions of information in case of an emergency of who or how to contact. There is little or no signal so I would have been a bit stuck!

The rooms were excellent and really well equipped with every amenity. Good choice of teas and coffee. Soaps and hand cream in the bathroom.

Smell that came from en suite but it went after 8hrs damp sour smell. Having to go across to sister hotel for breakfast dining room was cold but food good.

The restaurant is not open every day, but this is not an issue as their partner pub, the Rising Sun, a very short walk away is lovely, but you have to book.

Lovely place, sea view as promised. Well located to explore Lynmouth. Good breakfast. Comfortable room.
