Is located in a wonderful and quiet place behind is a forest and in front just mountains . Once we get in the car park and we see the place , we know is going to be a amazing 2 days trip. The place is very clean and the hot tub is amazing I have no words how much we enjoyed ourselves. The owner is very kind and friendly he came over once we got there just to help us with some information . You also have the opportunity to see some llamas and alpacas .

Location was the critical point for this trip and...

Location was the critical point for this trip and Newcastleton was ideal for our plans. It is a small, quiet town (or rather village, really) with only two or three shops, 2 pubs, a church, a local history centre and a petrol station. There are pretty walks starting in the village.

As a motorcyclist Its a fabulous starting point the road...

As a motorcyclist Its a fabulous starting point the road running just to the side of the Hotel takes you right over to Innerleithen through some stunning scenery. One of the best rides I've had. Also loved sitting by the river watching the birds going about there business. The Village has all you need a great place for a short break

Stayed for 4 night in a self catering cottage.

Stayed for 4 night in a self catering cottage. The local butchers is amazing and the Spa shop had everything anyone would ever need. Rock UK is great value for family fun like archery, fencing, assailing etc. The Olive cafe is a really friendly hub within the village, offering a great menu and amazing homemade sweet treats. Set in the beautiful borders!!!

Basic bunkhouse accommodation comfortable no frills with specialised secure cycle storage and drying room well equipped kitchen no onsite breakfast but shops and eating places nearby. Efficient but a little spartan. Clearly well designed with cyclists specifically in mind

Excellent facilities, in very good condition. Plenty of space in the bedroom, clean functional en-suite (wet-room). Great communal lounge/diner/kitchen with plentiful appliances, crockery, utensils, and even some dry food goods e.g. breakfast cereal, tea, coffee etc. Books, games and local information guides. Cycle pods were roomy and secure. Great communication from the managers. Really pleased that our stay supported a valuable local resource for the Newcastleton community.

The property is very comfortable and relaxing. It maximises its location with the gazebo over the river and the garden seating areas allowing you to listen to the water and birds. The bed was very comfortable and the deep bath in the Armstrong room was a great addition. We went to the Grapes Hotel and The Trap Inn on the evening and the locals were very friendly and welcoming. Will stay again!

Besides the comfortable room and the marvellous location, it was the kindness and hospitality of the owner that really sets this B&B apart from so many others. Sandy did everything that she could to make us feel welcome, with a kindness that we will easily remember. Warmly recommended to all travellers on their way around Newcastleton. We're cycling the Kirkpatrick C2C. The ride into Newcastleton is awesome. The Grapes provides secure cycle storage overnight. The staff are great, really friendly. The room was lovely. We had dinner in the restaurant and it was great. A good selection of malts in the bar. The breakfast was continental and was delicious.

We appreciated the welcome box and the fact the host phoned us in advance to tell us about a problem with the oven. The cottage is very well equipped and has a lovely garden, including bird feeders. The location in the village is very handy, close to a Spa shop, coffee shop and a hotel/restaurant.
