Spacious and cozy 70m² apartment located in Alto de Pinheiros, an upscale neighborhood in the city. It offers the ideal space for a stay in São Paulo, equipped with a 43" Smart TV, bedroom air conditioning, blackout curtains, dining table, work desk, ultra-fast internet, digital lock, Queen Size bed, fully-equipped kitchen with a Nespresso machine, and a bathroom with an excellent hair dryer and gas shower. Additionally, the property features an amazing and spacious backyard. • IMPORTANT RULES: • Smoking is not allowed in the apartment. • All tenants must provide a photo of an official ID before check-in for pre-registration. • Visitors are not allowed. • Quiet hours are from 10:00 PM to 8:00 AM. Please respect the neighbors. • Parties or events are not permitted on the property. • Pets are allowed only with the payment of a thirty-five reais per day per pet pet fee. • A security deposit of up to two thousand reais may be requested when making the reservation. • PLEASE REFER TO ADDITIONAL RENTAL RULES IN THE TEXT BELOW.

ADDITIONAL RULES: According to the Child and Adolescent Statute, minors under 18 must be accompanied by their parents or legal guardians. Documents for minors will also be required for legal verification. • Check-out time must be strictly adhered to. A fine of half a day's rate will be charged for delays up to 1 hour, and a fine of 2 days from 1 hour onwards. • Smoking is not allowed in the apartment. A fine of 3 days' rate will be charged if the rule is violated. • All infractions are subject to fines and termination of the lease without any refund of payments. • Any fines imposed by the condominium on the property during the rental period will be your responsibility to pay. • All documentation must be submitted no later than 6:00 PM on the day of check-in. If not sent by this time, the tenants' entry will only be allowed on the following day after 8:00 AM, and no refund will be issued. • Extensions of the reservation must be made by 5:00 PM the day before check-out. After this time, the full cleaning fee will be charged again. • A deposit of up to two thousand reais may be requested when making the reservation and will be refunded within 72 hours after check-out. • Photos of food, beverages, and plants are purely illustrative. • Pets are only allowed with the payment of a Pet Fee of thirty-five reais per day per PET.
