A 5-minute walk from the crab market, the property is about 600 metres from Kep City and a 20-minute tuk tuk ride from the pier. Another 40-minute boat ride brings guests to Koh Thonsay (Rabbit Island). It is a very nice colonial style building with some amazing, historical details in the room decor. Very comfortable beds and the whole compound is lovely for a couple of nights stay in the capital. Location is good but withdrawn and quiet. Very helpful staff.

Our kids absolutely loved it, and so did we! It was the perfect way to cool off and spend the afternoon. The staff were warm, helpful, and made us feel right at home. We’ll definitely be back next time we’re in Kep. Highly recommend for families looking for a relaxing and social getaway!

We had a great time with great owners. We were greeted at the front by Mel who offered us a cold glass of water. The villa is spectacular it’s the most comfortable bed I have ever lay on! The room was lovely and smelled amazing. It’s like a 5 star hotel but with the bonus of having home cooked food, cakes and drinks. Very reasonable prices and the breakfast was amazing. Would definitely recommend staying here to anyone who wants to live in beautiful surroundings, with lovely owners, and where it’s so quiet and peaceful at night. They also have a beautiful swimming pool and a rather extensive library which is great to unwind in after a long day at the beach! Ten out of ten all round. Will definitely be going back.

Kampot is 17 km away and Sihanoukville International Airport is 72 km from the hotel. Location, staff and facilities were all lovely. It was my idea of a tropical beach stay - low key, relaxed. Kep is a little bit rustic, like holidays were 20 years ago, except with wifi. That’s really what I loved about Sabbay Kep too. I felt like I could have left all the doors open all night and I would have been completely safe. It was also a beautiful haven to retreat to, away from the hustle of life. Thank you Fred and family.
