Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

Our arrival at The Coach House couldn’t have been more delightful — not only were we greeted with warm, smiley faces, but we were thrilled to be upgraded to a huge garden room complete with our own private outdoor space. The décor struck the perfect balance between stylish and cosy, making it feel instantly like a home away from home. One of the highlights was the snug, a charming space offering real milk in little jugs (such a small touch, but it made all the difference to our morning tea!), an honesty bar with beer on tap, a great selection of spirits and wine, and the ultimate temptation — complimentary homemade brownies and pretzels. Other snacks were available to buy, but with brownies that good, why look further? We also enjoyed a very well-priced bottle of wine from our own mini bar — perfect for a relaxing evening in our private garden. Breakfast the next morning was a treat. My generous portion of smoked salmon with scrambled eggs was superb, while the perfectly poached eggs for my partner were just as memorable. The location is another plus — a lovely walk over to Darley Mill rewarded us with fantastic tapas and a real sense of the area’s charm. From start to finish, the welcome was as wonderful as the setting. The Coach House doesn’t just offer a place to sleep; it delivers an experience filled with thoughtful details, genuine hospitality, and plenty of reasons to return.

United KingdomExtensive building work at the neighbouring property meant that we weren't able to make use of the lovely small patio attached to our room or to even open the curtains to the garden during our stay as it was overlooked by workmen, who on one afternoon were taking surveyor images directly outside our patio window. This building work won't go on indefinitely however and if we visit Derby again, we'll definitely rebook at The Coach House.
Communication prior to stay was really helpful. Welcome on arrival was so friendly. We were shown to our room and given welcome information - along with delicious brownies and some milk for the complimentary hot drinks - which included a cafetière and fresh coffee! The mini fridge had additional reasonably priced snacks, soft and alcoholic drinks. The room was exactly as shown in the photos and had a comfy bed, great shower, lots of storage space and free WiFi. The staff were incredible throughout our stay - nothing was too much trouble. Breakfast on both mornings was divine! Option for both continental and cooked breakfasts, with ample vegetarian/vegan options. Snug available in the evenings with a self-serve bar. One of the best places we've ever stayed. Recommend without hesitation.

United KingdomHave to pay £10 to reserve parking, the twin room is quite small and has a poor view (over neighbours drive). Could also hear neighbours a bit, just walking and getting in and out - thin walls I think.
Unique place to stay, nice garden to chill in, breakfast was amazing and host was lovely. Also free pretzels and brownies and bar area.

United KingdomParking a bit of a challenge so you'll need to provide advance warning of arrival and there are limitations in facilities (it's not a hotel, more boutique B&B) but the lovely garden and seating area make up for it.
What a lovely place to stay, the first at this high standard that I have found in Derby where I come regularly for work. I'll definitely be coming again.

United KingdomNothing much. I think that paying an extra £10 to park the car is a bit of a cheek considering this is already an expensive night, on par with a Radisson hotel.
This is a very nice bed and breakfast, our room at the top of a small building in the garden was lovely, beautifully decorated and bright. The bathroom was also lovely. Breakfast was really good and the lady who welcomed us in was very nice and gave us good advice for where to go for dinner.
