Probably the check out time being 10am and no options for breakfast.

The location was great, 20 mins walk around the bay and you are in Torquay town. The views are fantastic and the rooms although basic were well equipped and comfortable. For a budget no thrills base this ticks all the boxes.

This is a cheap and cheerful, rather old fashioned hotel, some distance from the shops and harbour but close to the sea, although set back from the busy road. My single room was basic but fine, comfortable and quiet.

Could hear everything the guests in the room next door were saying and everytime they walked around, flushed the toilet etc, so the rooms could be slightly more sound proof.

Great sea views from our room which was very spacious. Ideal location if you're looking for something that isn't in the town centre but is still within walking distance. There's also a bus stop just down the road with regular buses that run until early hours.

For one night it was adequate and no doubt in the summer would be pleasant. No breakfast provided.

The room was on the seafront and perfectly adequate but small. Good bathroom. Rather chilly but it was January and the weekend of the worst storms. Very good position and sea view.

Toilet very cramped and no food available. The location is decent for the train station, however a fair walk to the town centre.

Friendly staff and clean room and the price was reasonable. The view from the hotel gardens was nice and they were kept clean and tiday. Plenty of parking too.

It would be great to have tea / coffee and snacks in their beautiful lounge, breakfasts in the spacious dining room, but I understand they might not be making enough money to offer food. It's a beautiful building, its a shame its not used more fully.

Clean and comfy room with a great shower and good views. Beautiful and peaceful surroundings. Friendly staff, lovely building. Close to Torre Abbey, the train station and the beach. Lots of buses in to town and to surrounding areas.

I requested a quite room as a light sleeper. but woken up by a train noise, child crying noise in the morning (unlucky). I will still recommend the hotel.

Basic single room as requested, phil was brilliant, excellent wifi, but (given on request). I arrived late and did not want to call for the password, although I do not think Phill would mind me calling late (he was super)

Room was small and I was pretty cold as duvet was very thin and no extra covers provided probably due to recent hot weather but it had turned cold recently so I was very cold. Water pressure is terrible and the shower just sort of trickled. Shampoo provided is as good as washing up liquid on your hair - don’t use it. Room wasn’t the cleanest one of our beds had hairs on the sheets under the duvet and my towels had lots of black smudges on them. My cup was really dirty too so couldn’t have a cuppa. I did sleep well as the bed was comfy but I had ear plugs which was good as walls are thin and you can hear people in other rooms.

Had to be back relatively early to be guaranteed a car parking space. It would have been nice to have had the option of breakfast. Bar was very limited in choice and quite costly, but it was ok to bring your own food and drinks and sit in the lounge.

Location was great to walk along the coastal path to Torquay and Paignton, as well as being great to explore the area by car.

Shower cubicle needed unblocking and no option for breakfast but we knew that before arrival and they offered to give us suggestions for breakfast elsewhere.

It was clean and comfortable good value for money.
