As with all of Venice, no air conditioning until summer months but we had a warm week in April. They were kind to provide a fan.

Everyone was very nice and the room was large and comfortable which is hard to find in Venice. They also had a lovely breakfast and patio.

The shower and bathtub together are a plus, it has massage functions that don’t work at all and you can’t fully use everything, they were turned off apparently due to malfunction, the door to the cheap apartment wasn’t attached properly and one part was missing, even for this reason the water was bathing it's not very pleasant on the floor

Unexpected city tax - It was not in prize and was not said before nothing about it. In the room was so much air freshner.

Decor wasn’t great in reception. Place could do with a mini makeover or some fresh paint on the walls. However it didn’t upset us. It really was just a place to put our heads down to sleep and did the job.

Absolutely a little gem! Myself and my brother traveled here in Feb. I didn’t have much expectations although it had great reviews. We arrived in the morning and we were greeted by Irene who was absolutely amazing. Our room was ready and we were able to check in early without extra cost. We also were upgraded to a canal city view. Which was Amazing!!! The breakfast is continental nothing special at all which included fruit, yogurt, cakes, cereal, toast, cold meats and pancakes. This did the job for us though. The room was big and spacious and the view really was the main attraction for us. We asked for 2 single beds and they had given us a double however they were able to separate the bed and give us 2 duvets which was muchly appreciated.

The room was a bit worn out, time for a refurbishment.

Great location, basically next to the railway station. Nevertheless calm. Personnel is very friendly. Price is quite reasonable for Venice.

The room size was just as stated on the website, but we felt a bit tight with two people in it. Also the entrance, corridor and the stairs to the room was kinda narrow, that's Italian normal size though.

The location is fantastic! It's right next to the station and boat stops, so it's convenient to travel anywhere. The reason why we stayed at this annex is to have a view of Grand Canal from our room. We liked the location and setting of the room very much.

Dated interior and dim lightings. However these aren’t issues for us. Abit noisy at night as there are restaurants, pubs below and room is facing the Main walking path.

Approximately 3 mins walk from Venezia St. Lucia station. Boutique hotel, interior abit dated. Overall satisfactory as it easily accessible to train station and vaporetto.

The breakfast usually begins after 7:30. As we should check out at 6:30 to catch the train, they prepared a wonderful takeaway breakfast. It was so generous and so kind. I am thankful to the staff.

The bed was too hard and even though it lists air conditioning we were advised it can not legally run air conditioning after a certain date, which we apparently missed (there end of Oct). Shower could use a bit of scrubbing, there was something on the floor in it when we arrived. Make sure you are capable of carrying luggage up a few flight of stairs, there are no elevators in this part of hotel.

Location was perfect, short walk from the train with great view of the bridge. Staff was very kind and informative.

No air conditioning available. Despite the listing advertising air con and an answered question saying it was in every room. When I asked they said they have turned it off now that summer is over. To that I say try spending a night in that room! When I turned on what I thought was the air con upon arrival in showed the temperature in the room as being 31(!) degrees. Windows open not an option for all night and particularly early morning once the street picks up. However props to the staff who provided a desk fan when requested one. But be aware that no air con. Additionally room quite small and lots of stairs to navigate with luggage. However that is less of a complaint as I don’t expect every venue to have a lift, just something to be aware of.

It wasn't a big thing for us as we were up but there is quite a bit of conversation on the canal outside the window from quite early in the morning as deliveries etc take place. If you wanted a quiet morning this could be a concern.

A fantastic property right on the Grand Canal. The room we had was large (especially by European standards) and more than sufficient for our needs. The front desk staff were amazing and very helpful. The restaurant staff were the opposite - rude and grumpy - but at least the breakfast was a good start to the day. We chose this hotel due to its proximity to the train station - this cannot be overemphasised in Venice - walking over all those bridges with suitcases would not be fun!
