Location a bit of a trek from the lake. Steps between reception and lift. Telephone, fridge, and TV, did not work, but were quickly fixed. Bathroom basin plugs did not work. Not a single English language programme of any sort on the TV.

Inadequate ventilation in bedroom - window had to be closed because facing a busy street. A double room should have two chairs not one.

After our original stay we had a room with aircon, we needed to stay an extra night and moved to a room without aircon.

Hotel is in a brilliant location, easy to access everything in Como. Breakfast was good, lots of choices. The staff here are amazing, they were so helpful and knowledgeable throughout, especially after our flights were cancelled and we need to stay an extra day they changed our rooms and helped organise a transfer to the airport. The rooms are a good size and we had a lovely view of the courtyard and mountains.

The pool was always in the shade and covered in leaves, when asked if they could clean the pool it was ignored. The loungers were in the shade also, on the terrace, plus there were only 2 of them, the rest of the terrace had tables and chairs. It was not made clear in the description beforehand, that we would not be able to relax and sunbathe around the pool.

As always it's a good spot close to town and if you have a car and can reserve a parking spot, it's comfortable and secure. The breakfast is always decent here.

We got a room with a window to a loud street, next to the parking garage. Even with the window closed, we could hear quite some noise during the night and therefore did not sleep too well.

The shower cubicles are extremely small, shower gel was missing.

Ideally located when arriving by own car (you have to pay for parking EUR 20/day). Wooden floor in the rooms, i.e. no carpets. Breakfast is served on the terrace/patio.

Although our room was serviced every day, with clean towels, we had the same small bottle of water and glasses after 3 days. Our coffee/tea tray was not refilled. I do think this could be improved. The room had a small Nespresso machine, but it does not make good tea! So a small kettle is preferred and Nespresso pods are pricey. Tea bags snd coffee sachets are much less expensive.

The hotel is in a good location, with just a 15 walk from Como Lago rail station and 5 minutes from the old streets of Como town. The hotel serves a great choice for breakfast. Staff are helpful and friendly. Our room was spacious and the A/C worked well. Special mention to Claudio - a private car driver, who got us to Cremona on the day of a rail strike.
