Great hotel with good space to have a relaxing holiday. There are 2 areas with outdoor pools and places to eat and drink next to them. There is also an indoor pool where you need to wear a swim cap but it is a great place to have a swim. The rooms have enough facilities to eat breakfast and do simple meals. Only a microwave and 2 hobs. The location is great with a bus stop outside. The staff are all friendly and do a good job. There is also a book library were you can swap books whilst there

The outside seems a little aged and could do wit ha refresh eg signs, flags, tidy up the roadway

I like everything in the hotel ,the only thing I did no like it my balcony was on the side where was main road and I have no to much sun coming to my room

Spacious room, well equipped kitchen area, and friendly staff. The hotel is in a quiet area, but it's easy to get a taxi and explore nearby places. It cost us around €9 to go to the Old Town. The breakfast buffet had a lot of options. And there's a nearby supermarket.

We booked the standard room - DO NOT DO THIS! They're all on the busy back of the building right on the main road to Albufeira that all the traffic uses. Couldn't sleep. We upgraded to the identical rooms on the pool side of the building the next day and all was ok - though it cost us an extra 180Euro (ie so when booking on booking.com don't go for the basic ones).

This is a reasonably priced, 3 star aparthotel with large rooms in a nice resort. The roomsize makes up for the fact that it's probably overdue a renovation and it suited us as we were a family with 2 young children. We were looking at all locations near Faro/ Albufeira and during our stay we visited all the main resorts - by accident we'd chosen this one (Olhos de Agua) - it's MUCH nicer than the other resorts (Albufeira and Vilamoura I'd imagined would be nice but they were really not nice or even safe feeling).

Some of the fixtures and fittings are a little tired. The mattress protectors do not fit correctly, which, did lead to an uncomfortable sleep on some nights during my stay

That you had to hire a pool towel at a charge, rooms are a bit dated but clean.

No coffe mashine in the studio despite the website claiming that room is equipped in one. Also no complimentary tea bags or sugar, having to buy big package of sugar and tea was bit of waste considering that we would have just few cups throughout the stay. Our arrival was delayed by one day due to flight cancellations. It was a chaotic journey and we were super tired. On second day before arriving I requested if staff could keep some breakfast for us which was refused saying that breakfast is only served in the specific times. I am not talking about full plate of hot food but literally a croissant and juice would make us feel a lot more welcome, adding that we have paid for it. I have travelled to many places whether that was Dubai or Indonesia even 3 stars hotels if we were leaving very early but have paid for the services the hotels always offered some cold snacks from the breakfast.

A small welcome pack would be helpful when arriving very late at night. Rooms could benefit from refurbishment and definitely comfier mattresses.

A large hen party group was a bit noisy and messy around the pool towards the middle of our stay there. Guests put towels on loungers and then disappear for the day - why do people do that?

We had a lovely rooftop terrace. The room was cleaned daily. The staff were friendly and nice. The air conditioning was good to have on the hotter days. There's a supermarket next door. Theres about 10 restaurants within 5 mins of the hotel

There is very little that was negative about this property. The only criticism we have is that the people above us were moving furniture around at night (around 12:30am) which disturbed our sleep.

Excellent location. Approx. 10 minute walk to the beach. Lots of excellent restaurants very close by and also by the beach. If you are looking for a relaxing holiday in a quieter location this will be perfect. Our apartment was clean and a really good size for the two of us. The balcony was a good size and had a nice view over the pool area. We had a fantastic time and would definitely return.

Close to the road, could hear traffic if on the first floor facing out, we had a standard apt, and asked to be moved, which the lady at reception did accommodate us with another apt on the 3rd floor which was better. I think for what you pay for the standard apt it's not really worth it, we got moved to a better apt that was bigger with less road noise.

Basic accommodation but provides everything needed. It consists of the hotel itself and a second building where we have always stayed. Great location for beaches, bars, restaurants. Lovely pool areas and snack bar. Have stayed here a number of times before and will certainly return.

We would have liked a small washing up liquid and dishcloth. Annoying having to go and buy straight away.,also plastic covers on mattress noisy turning over in bed.

Due to the furniture in the apartments sited on a tiled floor, when residents move chairs etc. the noise reverberates through apartments close by. Maybe pads on the feet of the furniture so the floors can still be kept at their high cleanliness standard.

Excellent location with everything to make a stay enjoyable close at hand. Well maintained facilities with friendly and welcoming staff. Good choice of pools, again, with very good cleanliness and plenty of sun beds & shade brollies.
