Compass Rose Inn is a charming Inn. The living room and dining room were inviting and cozy. Caitlin was a wonderful hostess! She greeted us at checkin and provided us a delicious breakfast. We had a flight very early on our last day and Caitlin made us a breakfast to go the day before. We met other guest and we all enjoyed each other’s company at the breakfast table.

There is no elevator - not a problem for us but worth noting.

The breakfast was exceptional - Kim made a terrific egg dish both of the mornings we were there. Loved the cozy living room with the fireplace. The cupola on the 4th floor was such an added treat - we watched the sunset with a bottle of wine. Room was large with very comfortable beds. Nice closet and dresser too. Location was great - easy access to the downtown restaurants and shops. Kim was the nicest innkeeper we've had!!

The room was fine yet the bathroom was small- we stayed in the suite that was detached from the rest of the Inn and the stairs up were too steep and the treads too narrow- could be dangerous especially on the way down

Our preference is dining by ourselves and not communal dining at breakfast.

The inn keeper was fabulous-professional and friendly. Breakfast was delicious. We were super happy with our first floor room and it was quiet even with it's proximity to the main door.

The location was perfect in the center of town and walking distance to all the shops , restaurants and the water with a great walk / bike path. The inn keeper was amazing so friendly and accommodating and her breakfasts were amazing !

The Inn is ideally located, with most everything a walkable distance. The Innkeeper is absolutely lovely and provides a great continental breakfast everymorning. We will definitely return!

The Compass Rose is a beautifully maintained property with immaculate spacious rooms . The rooms are thoughtfully equipped with any items that you may need or forgot to pack. The Beds and bedding are very comfortable. The Staff is warm and inviting! And the proximity to all restaurants and attractions is perfect ! Just park your car and enjoy your stay.

The location is in the center of Newburyport and is a very easy walk to restaurants, shops and a waterfront park. The other guests were interesting to talk with during breakfast. Management was very nice. There was a mixup upon arrival - another couple had gotten booked in our room. They actually had walked into the wrong inn, their reservation was elsewhere. Once the issue was worked out we were given the option of taking that room or another one on a upper floor. We took the upper floor and were very glad we did. The first floor room is right beside a pretty little garden. If people are sitting in the garden and talking it is definitely too close to not overheard the conversation. So, our upper floor room was perfect - lovely, clean and spacious.

The parking was a bit confusing at first, but after reading over the instructions more, we eventually got it. There were so few parking spots though, that I'd worry if we needed to go anywhere, we wouldn't have a spot to return to.

The location is perfect! It's very walkable to all of downtown! The room was great--ours in particular had a private walk-up so it was almost like having a tiny apartment to ourselves! Very sweet inn.

The place is beautiful, well-appointed complete with fireplace, close to the Merrimack and very close to the center of Newburyport. It was actually a 2 room suite. The place was built from scratch in the last 20 years, but done with suc excellent craftmanship that most people believe it is a 200 year old house that has been refurbished. And Janet is a very friendly and welcoming innkeeper who provided us with an excellent breakfast.

Fabulous ground-floor suite, wish I had been staying longer. Extremely clean and comfortable. Period interior decor. Parking right behind the property, and walking distance from all of Newburyport's shops and sights. Lovely breakfast. Great location for my purposes which was to visit Newburyport and then spend a couple of days birdwatching on Plum Island.

it’s a little tricky finding the parking spots behind the Inn.

very large room with great views, the cupola at the top was a great place to watch the sunrise and hang out during the day. Easy to walk downtown and a nice breakfast.
