    Extremely outdated and ugly furniture and bedding. The chairs had to be at least 50 years old.

    this is a great well kept secret. perfect beach front location and five minutes into Provincetown and all it offers. rooms (and cabins) are wonderful. Real "old Cape" feeling. Nothing fancy but nice pool, perect beach location and clean!

    Beachfront property Staff was courteous and relaxed Overall family atmosphere Days market/deli is a little over a mile, a flat walk to get coffee, fresh pastries and made to order sandwiches. Sunsets can be viewed from the private beach. Beds were comfy, plenty of pillows. Large boxes provided which helped bring in the Cape Cod breeze. Pool was clean, we didn't use it, because the bay was warm and beautiful. I was a late arrival, I was happy that my late arrival time could be accommodated. Although I was provided instructions on where my room was in a note, I was not provided a key to my unlocked room. I felt that a key could have been left in the room. I had to lock my belongings back in my car the next day until I was able to aquire a key. Simple solution, it did not affect my overall stay, which was great, I would definitely return to vacation here.

    Our interior unit was lacking. Commercial rugs throughout looked old and were stained. Broken glass in picture in bathroom. Bedspread was garish orange, shiny, and slippery polyester. Furniture was beat up. No shampoo/conditioner. Had to ask for dish soap, washcloths and dishcloths for kitchenette (they readily had this so I think housekeeping just didn't remember to do it). Shower was tiny.

    Location was terrific. On one side, the ocean. On the other, the dunes. Close to Ptown. The pool seemed well-maintained. The grounds were simple but pleasant. The exterior buildings needed a paint job but quaint. Our suite was a nice size.

    1) the cottage had no heat it was 42 degrees we were cold 2)the pictures did not match what we found when we arrived 3)the windows did not lock we felt uneasy had to put a piece of cardboard in the bedroom window to keep it from banging 4) very outdated old and expensive for what you get we left after one night and would have le

    Rooms were dated and linens were from the 70s. Not clean carpenter ants everywhere. Mattresses old and flat.

    Room locks not working(back door wouldnt open with key while front did)very moldy,noise right outside windows all night despite quiet times,had to leave open windows because no air conditioning(almost 300 dollars a night deserves quite alot more than we got!),we had small children and none of us slept well at all.The carpet was disgusting and the stench remained with us all even after leaving.I stayed there with family in 70's and it has become atrociously bad since.Much more should be invested to fix the place and maintain it.Like much in America today,the traditional family values family vacation,turned into a nightmare.

    close to the beach and close to Provincetown. also the room had a small kitchen to cook breakfast which was convenient and helped us save money. when we checked in after 9pm, the owner David stayed up in the office to wait for us.

    The room, the furniture is too old, the beds horrible, bedding with a bad smell, the whole room dirty without heat, they gave us an electric and the light went out in the whole room. The experience was too horrible, we had booked for 2 nights, we didn't stay even one, apart from that there is no privacy, my boyfriend and I were in bed. when a person opened the door without knocking and asking for permission. Actually a bit of bad taste, we will not return to that place definitively.

    Our first room had some issues—especially noisy neighbors—but management was great and quickly made things right by moving us.

    We loved the well-kept grounds, warm and helpful staff, and great location on the bay and within an easy drive of Ptown.

    At this time we enjoyed everything about the property

    We truly enjoyed the unique cabins as opposed to a hotel room. All the “cabins” had a expansive bay view.

    Shower water could have been hotter. Single burner stove led to creativity. Nothing to really dislike.

    Bus stop for town bus right across the street. Therefore, no parking fees, searching for spots, etc. Pool was fantastic. Beach was relaxing (it is the bay side of the cape). Housekeeping staff was friendly and accommodating.

    false advertising - rooms so run down & outdated. screens broken & wide open for bugs to come in. beds were cots on wheels. linen was from the 60’s. rug was filthy & from the 60’s. floor was dirty. paint chipping off the cottage which was shared with a neighbor on the other side. windows wouldn’t close and we’re so old & moldy. beach was unswimable as it was full of seaweed. overall, it was the dirtiest, most run down place I’ve ever stayed at.

    Great location! Loved the easy beach access and the 5 min trip to P-town. Accommodations harken back to old Cape Cod days with knotty pine cabins. Clean and very laidback. Lots of folks sitting outside their cabins in the evening enjoying the night and the company. Everyone was very friendly. We will be back!

    We stayed at Kalmar Village for four nights at the end of August. The location and pool and access to beach and Provincetown were great. The folks who ran it did all they could to provide you with what you needed. However, this property has many problems: It is advertised with air conditioning which was not the case. There is no air conditioning in any of the cabins. As well, the listing indicated a queen bed. Our unit had a small double bed and twin. The cabin was stifling, even with a fan running. Sleeping at night was impossible. The furniture was old and uncomfortable. There was no place to comfortably sit back and relax. The kitchen is too small to do any real cooking in. Kitchen is far from a fully equipped kitchen. It's a half-galley kitchenette. It contains a refrigerator that's too small for the sleep 6 listing. The refrigerator is also old and doesn't quite keep things cold enough. There is no dishwasher. The kitchen's stocked with a mismatch of plates cups and glasses. The “free Wi-Fi” is almost non-existent—it is very slow, e.g., 1 megabyte per second and unreliable. Streaming anything was impossible.

    Beds are older and not very comfortable.

    Excellent location, helpful staff, bonfires 5 nights a week on beach, fresh towels and toilet paper at door at wake up and accomodated my medical need with no problems! Very clean with updated bathrooms.

    No AC - it was too hot in August, low ceiling, tiny kitchen, old appliances, no teapot, torn window shades, broken window locks, glossy floor covering is hard to clean, no sound protection from neighbors, seaweed on the beach - the beach is not for swimming, weak WiFi, overpriced for what was offered.

    Nice location on bay side. Nice staff.
