The property looks well maintained with clean and modern rooms. Our stay was quiet and the beds were comfortable. We did not have any contact with staff since the office was closed but they communicated a few times about how to check into the room.

I loved everything about the Inn!!

Location is great. Easy to get to Rye, Portsmoutb, and York. Very quiet and the beds are lovely. Breakfast was a great addition and the staff were so accommodating

I would have liked more than 2 waterbottles in the room.

We were very pleased! Our room was changed last minute. The room was clean and large, with a large full on bathroom. The beds were incredibly comfortable. Overall, a wonderful experience!!

It is right on a main road, however it is set back and the windows are good so you barely hear the traffic, even in the front rooms.

Beds were phenomenal, pillows comfy, staff was exceptional, rooms super clean and nicely decorated, good shower pressure, nice touches on the grounds, such as Adirondack chairs in the sun.

We liked everything about the Inn. It is complete with what you need to relax and enjoy NH. Management is wonderful with a vision to meet your every need. They have given much thought into making the stay comfortable and memorable. We HIGHLY recommend it!

Pedestal sinks are low and have no space for any toiletries, they could use an open shelf large enough for basic make up and toiletries.

We arrived a little later and the Inn's phone lines were down. Our host, Howie contacted us with this personal cell phone and made sure everything was good on our end and that our rooms were ready and to call his number if any issues arose. The rooms are super clean and comfortable. Cleanest bathrooms around and they have actual windows for light and fresh air. Overall a great stay for a good price, you will sleep well on the very comfortable beds.

The manager/proprietor goes out of his way to make sure the guests have everything they need. There is a lot of attention to details and the property is in great condition. The beds are comfy. Our room was super quiet! There is a small park area with picnic tables and firepits behind the rooms.

The rooms were sparkling. The owner was very friendly, and accommodating. The area was quiet, and not too far from UNH. The room was spacious, and very comfortable.

After being greeted by such lovely staff we were so impressed with the entire place. Our room was spotless! Everything we needed was there! The staff went above and beyond to ensure our comfort! Great brochure that held our room keys with everything in it - restaurants, available incidentals, info on the lovely firepits etc. Can't give this place a higher rating! Top notch!

We are tea drinkers and they didn't have hot water in the coffee area. We asked and they got us some from the other room, but we still had to ask. Not a big deal, but would have been nice to have it there. That is truly the ONLY even slightly negative thing that I can say about the Inn at Rye Place!

Wow. This inn was even better than we expected. Truly a jem! My mother and I stayed while traveling from Boston to Bar Harbor on a lighthouse tour. Staff here is so awesome! The continental breakfast was great! The danish was soooo good. Wish we could have stayed longer and got to enjoy the back area with firepits. A warning that the front desk closed at 7. We were running behind and arrived later than expected, but they worked with us. Great hospitality. Give it a try! You will not be disappointed!

It is such a wonderful place. Very!! very clean and comfortable and good location, Rescently renovated. Golf course was just 1mile away, and ocean is also 8min away.When I searched hotels, I thought some reviews about this place may fakes but now I know they are all real.
