Hotel charged me twice by mistake and it took some time to prove that's the case, though after I've been able to prove - they were prompt to return second charge.
The location is excellent. Wander a few steps from the hotel and you find yourself in a quiet wonderland of small, gondola traveled, canals. It's a short walk to the Fondamenta Nove water bus stop, a convenient stop for the train station and the airport. Easy walking distance to the Rialto bridge and San Marco. The hotel is staffed by efficient (somewhat-aloof-but-friendly-courteous-and-helpful) young ladies. Our room (#5) is tiny but spotless (okay, a few cobwebs on the ceiling rafters) and elegant. The breakfast is fantastic. It includes hot food and the best croissants I've ever tasted. I highly recommend this hotel and would return for sure.
Even though it was air-conditioned, the room was uncomfortably warm. The staff was not helpful in this regard. I suspect that they turn off the air conditioning based on the season. This does not come as a surprise as the Italians seem to be somewhat obsessive (is that the right word?) when it comes to the seasons. If it's October, you don your scarf and jacket, even if the temperature is 75 deg F! I suspect this rigidity will soften as they experience the effects of global warming.

Staff friendly enough but did not feel like we got what was advertised. We reserved a triple room but were put in an apartment away from the main B&B which looked nothing like the photo posted. It had one bedroom. The third bed turned out to be a dirty old worn sofa bed that was extremely uncomfortable. The bathroom was modern but had black mold. I understand this is Venice but they could attempt to clean it off the ceiling and shower stall. It did have a kitchenette and frig. Noisy if you leave the windows open but the AC barely cooled the place. The price was high for what we got.
The detailed instructions provided made arriving very simple and stress free. Very quiet location, but close to everything. Room was very clean and comfy. Great breakfast each morning. All added up it was great value.

The staff were all very helpful. The location was great, off the beaten track, but only 10 mins walk from Rialto Bridge. The apartment had a nice authentic feel, and breakfast was a lovely experience with plenty to eat, hot and cold.
Our room was in the attic, so the ceiling was low on one side of the bed, but nothing we couldn't cope with.

The door key got stuck and we had to spend five minutes each time we were trying to unlock the door. Out of the three rooms in Elena apartment one had no mirror, and only nightlamps working.

in the ad (in swedish) for this apartment on booking.com it said it had "bubbelbad" (which is bath tub with bubbels). When arriving it showed it in fact not have this. That was a big disappointment, especially for the children.

Room was spacious.
The air conditioning was broke and the room was very hot. The reservation said the room had a washer which was stuffed in a closet and things piled on top. It did not appear to be in working order. Our room was full of Mosquitos and we were bitten all night. To compensate for things not being right they gave us €6.00 off. Not nearly enough considering the problems. We still paid a lot of money.
Location was quiet residential but only 10mins to the Rialto. Rooms were comfortable and well maintained. Breakfast was fine. Hotel gave good directions to find it. Overall a very comfortable stay at a good price, particularly for Venice.
We were in room 2 where the bathroom has been fitted in under stairs. This meant a man could not stand up at the toilet, for example, because of limited head room. Not a big issue for us as only stayed 2 nights but you may wish to choose a different room.

The breakfast room was too hot, I didn't love the room ,it didn't look like the pictures on here and it was fairly small.
Location was good. Staff was very friendly and helping. Arrangement for checkin were good with detailed description of the instructions to reach the reception. We took apartment which was on first floor so not a problem.
Sofa bed was not very comfortable and there was noise from the springs when changing side while sleeping which was very irritating. The reception was on 2nd floor so in case you check out early to leave the baggage it is a pain. Rest was all good.
The picture is not a picture from the place we stayed in. Where we were, the view from the terrace was amazing, and we ate breakfast out there every day. The location was fairly central to everything we wanted to see. The whole city was quiet, as there are no cars!
We didn't stay at the place we booked in originally, as it was being renovated. We didn't find this out until we were standing outside the door of the originally booked place. An email was sent, but we were on our way to Venice, so I never got it until after the fact. It was good there was a young man to take us to the new location, as there were 73 stairs to climb to the apartment! He was terrific in helping with luggage. Other than that, we had no other contact with staff. The mattress I slept on wasn't very comfortable, but other than that, things were pretty good.
