I liked that the apartment and the amenities were new. The rooms were spacious enough for a family of three. It had washing machines and dishwasher that came in handy. When I was booking I was mainly looking for a comfortable apartment that would be close to the Hotel, where my daughter stayed for an English contest. When we arrived, I understood how lucky we were to stay in this apartment as it was close to the city center and to the train station! It also has a beautiful view to the Giro della Rocco which is the main sightseeing in Spoleto.

Rita is a fantastic host. She greeted us as soon as we arrived at the property, which is an easy, flat 10 minute walk from the train station. The apartment is in a newer, quiet part of town and felt very safe. It has been recently renovated and was spotless. The lounge area was comfortable for 4 people and we appreciated having a washing machine. Rita explained how everything worked and had generously stocked the kitchen with breakfast foods. She checked in with us each day via Whatsapp to make sure everything was okay. We tried one of her suggested restaurants in the old town and enjoyed an excellent dinner. The Posterna 3 moving walkway is about a 15 minute, flat walk from the apartment and takes you all the way up to the highest part of the city. We used Spoleto as our base and took a train to Assisi, and Spello is also close by train. If this apartment is available, book it! We would return again in a heartbeat! Grazie mille, Rita!

Loved how the location in the forest was super peaceful and the sounds of birds enjoyable. The apartment is well laid out and has everything you need to cook and live comfortably during your stay. The privacy, terrace/balcony are amazing and the hosts were very accommodating, especially considering that we forgot we had to leave that day and not the next day that we thought. Oops!

I had a wonderful experience at this villa during my Way of St. Francis pilgrimage, coming from Greccio. It is very close to the route, which makes it very convenient for continuing the journey. The room, the bed, and the breakfast were excellent. I especially want to highlight Nazzaro’s kindness. I arrived without cash and only had my card, and he kindly took me to a nearby restaurant where I could pay by credit card. A welcoming and highly recommended place. Many blessings and a good journey to all! 🙏

When we checked in we were lucky that there was parking available on the property instead of driving to the public lot. The staff were very welcoming and helpful, and our room was ready before the check in time. The location was ideal for walking to the main centre of town. The room had a great view and was very comfortable. There were good towels and pillows and the shower was great. We enjoyed our drinks in the garden. Breakfast was really good with a big selection. Overall, excellent value.

Ideal location - right on the edge of the old town so could drive right to the door. Easy walk to escalators to take you to top of the town. Very clean. Spacious. Ensuite bathroom in each bedroom. Excellent communication from host. If we are ever in Spoleto would love to stay here again.

The hotel was staffed by very friendly and helpful staff. Rooms were comfortable and spotlessly clean. Wonderful courtyard to have a drink and breakfast was good although biased a bit to sweets! Not really a problem. Thought that the location was easy to access but you did need to walk a bit to get to the historical center - about 15 minutes - uphill. However, this is a great place to stay if you arrive by car as easy to access and they have on site parking.

We visited during a VERY cold snap and the heating was on!!! It was glorious and a real luxury after our previous night when the host had no heating. The bed is very comfortable and the bathroom, although not new, certainly spotlessly cared for. I also loved the feeling of hospitality and love that you can only get in a religious location where nun's are very evident
