The atmosphere is great in this place. It is conveniently located, just outside the rush of the city center but two minutes walking distance from the cathedral and the park. This way, you can find easily the parking, don't risk fines and enjoy the stay in Yerevan hassle-free. The owner has cameras watching over the entrance of the building, which is a plus in terms of safety. He allowed me to park right in front of the main door, so my car was monitored 24h :) The rooms are enormous, essential but comfortable, and very clean. Air conditioning is provided in every room. The breakfast is abundant and tasty, with variety of foods and different options every day. The canteen and the common areas are superbly furnished. Although not all the rooms have balcony, there is a terrace available at each floor to smoke or to sip wine outside. Most importantly, the host (and owner of the place) is a real gentleman, who went above and beyond to ensure I would enjoy my stay. He offered me help to carry my luggage, set me with a glass of good brandy, and called me brother since the first moment! A real tasty and colorful experience of Armenian hospitality! A few words in Russian will help, but it is ok to communicate in English sometimes with the help of the translator on your phone
