We stayed at the property during the summer heat. It is on the 7th floor of the building in which KFC at 165 Rudaki Ave is located (enter at the building’s rear). It had one working elevator (lift). The apartment has two bedrooms, one living (sitting) room, one kitchen, one toilet room with sink, and one bath room with a sink and washing machine. The master bedroom has AC and a king bed. The other bedroom lacked AC and had two single beds. My child slept on the sofa in the living room because there is AC there. The kitchen felt a bit dirty and we did not use it except the refrigerator. For the price we paid (three hundred fifty Tajiki somoni per night), it was an excellent three-star bargain.

Honestly, this place was great. The hosts — a lovely couple — met us at 12:30am, which we really appreciated after a long journey. Super friendly and everything went smoothly from the start. The apartment was super clean and cozy. My wife even said right away how fresh and tidy it felt — that really made her happy. The bed was comfortable, Wi-Fi worked well, and the kitchen had what we needed. It's about a 15-minute walk to the main square, and you’ve got shops and cafes close by too. We wanted to come back after a trip to the mountains, but it was already booked — shame, because we really liked it and would’ve happily returned. Overall, great experience. We felt welcome and relaxed. Definitely recommend if you're visiting Dushanbe.

The host lives right next door and was very kind. He took us to the taxi location for a shared taxi to the Uzbekistan border and was very generous to us giving us watermelons and even paying for our friend's taxi seat because it was his birthday. Huge apartment with big rooms and very comfy. Great stay!
