Set in the beautiful village of Combe Martin, Sandy Bottom is a newly renovated apartment for 2023. A perfect base for exploring the North Devon coastline! The property has been fully redecorated and furnished to a high standard. The property is in an excellent location. Just a short stroll away from two beaches and the village centre. With numerous pubs, cafes and shops all within minutes walking distance Sandy Bottom makes for a perfect, enjoyable stay for two! THE PROPERTY: The property is a modern ground floor apartment, in an old Victorian terraced house. The apartment offers 1 bedroom, 1 bathroom, and an open plan kitchen, dining and living space. The kitchen is well equipped and fully fitted with electric oven and hob, microwave, kettle, toaster, fridge freezer, washing machine and dining table. The open plan living area is a beautiful, light space with a large bay window to the front. 50’’ smart TV with access to Roku channel and Freeview Play. Free wi-if. Guests have access to the patio area, furnished with two rattan chairs, located at the front of the property. This is not a secluded area as it overlooks the road. However, it is the perfect spot for the afternoon sunshine! CAR PARKING Due to the village location, this apartment does not have any private parking included. We provide a parking permit for use during your stay, which is valid in all Combe Martin Council Car Parks. Two car parks are a very short distance away. Parade Pay and Display a 2minute walk, just 200metres away and Kiln Pay and Display a 5minute walk, just 480metres away. A map of the two car parks is shown in our photos. The parking permit does not guarantee a parking space and Combe Martin can get busy during peak season at peak times. PROPERTY ACCESS: The property is located on a main road with double yellow lines. It is possible though, to pull in for a short period to unload or load any luggage, shopping etc before then moving your car to the car park.
COMBE MARTIN Combe Martin is a small village, but has a lot going for it. Located in an Area of Outstanding Natural Beauty (AONB) there is lots to do and discover. The beach is a great choice for families. At low tide the beach some excellent rock pools and caves, great for the kids to explore. The beach is also a popular spot for water enthusiasts. The calm waters are a perfect spot for kayaking, stand up paddle boarding and open water swimming. Kayaks and paddle boards can be hired from companies within the village or join a tour with local guides to explore the secluded coves along the coast. Combe Martin has a range of amenities including several convenience stores, a butchery, a bakery, gift shops and Post Office. There is an excellent choice of local pubs, takeaways, fish and chip shops, cafes and ice cream shops all serving excellent food. The South West Coast Path runs through Combe Martin and offers some spectacular walks and scenery. Hike along to Great Hangman, the tallest sea cliff in Great Britain. Or walk in the opposite direction to Broadsands beach, a hidden gem of North Devon and follow the 230 steps down to the secluded golden cove. On the outskirts of the village is the Combe Martin Dinosaur and Wildlife Park. A recommended day out for all!

    1) Sandy Bottom is one of three apartments within the property. Situated on the ground floor, there are two occupied apartments above. With apartment style living some noise from above may be expected.

    2) Please note there are external steps leading up to the front entrance. These may not be suitable for accessibility reasons.

    3) There is no private parking with this apartment and a parking permit is provided for the local car parks. Please note the parking permit does not guarantee a parking space and at peak times during peak season Combe Martin can become busy.

    4) PARKING PERMIT TERMS:

    •The parking permit is valid in all Combe Martin Council car parks only. It is available for use during your stay only. It will be in the apartment for you to collect on check in and MUST be returned to the apartment on check out.

    •Failure to return the parking permit, or for a lost permit, a replacement charge will apply.

    5) We have listed our property as suitable for an additional infant in addition to the two adult guests. You would need to provide your own travel cot. However please note there is not enough floor space in the bedroom for one and would have to be situated in the open plan lounge.
