SwedenFrom the photos of booking we thought that the accommodation served some food to enjoy for lunch or dinner. Unfortunately they did not, which means that you have to go into town for lunch which is not ideal if you’d like a whole pool day.
Beautiful location, gardens and rooms. Overall a very lovely stay, with great breakfast and accommodation. Staff was very helpful! It is also walking distance from Pienza which was a beautiful town with great restaurants!

United KingdomTV had no English speaking channels available despite the room guide saying there were. The kettle for the room was on the landing which was a minor inconvenience.
Access road is up a gravel track which is bumpy in places but okay if you go gently. At the top of the incline, there are some ruts but it's fine if you go gently around them. Our room was upstairs in the main block. The main Velux window had been broken by the previous guest but was not a problem for us as we could open the double doors facing West towards the sunset. The staff were very pleasant with great service; breakfast was a good spread, and our room linen was changed daily with very neat presentation. Internet access was okay but not fast so best to download in advance rather than expect to stream at the property. We didn't use the swimming pool but it was certainly not a mud pool as suggested by a previous review. There was no evening meal but we were given a good recommendation for Ristorante la Terrazza della Val d'Orcia - expensive but great setting. Yes, we would come back again.

Location is everything you need , clean , quiet and close to small town of Pienza easy reachable by foot. We enjoyed relaxing on swimming pool and morning breakfast with breathtaking views of the valley. If you are fan of movie location this property is small walk from (Gladiator 1 movie) Maximus house which is very popular with tourists. Not to mention amazing staff and kindness . United KingdomThere’s really nothing to dislike but we would say some of the minibar prices were on the high side. The drive up to the property is a bit rutted in places so care needs to be taken.
Stunning location looking out on Val d’Orcia, very friendly staff, spacious communal lounge, lovely salt water pool, very nice planting around the property and a gorgeous terrace for breakfasts. Laura was very welcoming and extremely helpful. It was a pleasant and easy walk in to Pienza. Dinner options in Pienza were plentiful and very good. We enjoyed not having to use the car but being able to do some walks straight from the property. The wifi worked very well.

Spectacular location with magnificent views of Val D'Orcia. The villa is a lovely 10 minute walk to the centre of Pienza. A hidden private gem. Staff were lovely. Great pool. Lovely guest lounge.

We loved our stay here. We were in the annexe with a little private garden and beautiful views - loved being able to go through the farm gate and walk through the forest to Pienza town. The pool was great to have as it was very hot during our visit. Good breakfast out on the patio and the two ladies we dealt with (reception and at breakfast) were just lovely. Our room wasn’t huge, but had everything we needed and was very comfortable. We were sorry we couldn’t stay longer, not just because we enjoyed the hotel so much but because Val D’Orcia is so amazing. We hope to be back soon.

We had 3 nights at A440 & loved every minute we were there. All communication prior to our arrival was excellent & much appreciated. Yes, the road up to the hotel is bumpy, but if you are driving in Italy then you are more than capable of navigating it. We were in a garden view room which was very nice, a little tight size wise for us, but nothing we couldn't work around with our luggage. The bed was very comfortable, the bathroom a good size with efficient A/C. The pool was delightful & lounges a plenty. The large sitting room that was available for all the guests was really lovely to sit in & do some reading as well. The work up into Pienza through the forest is a brisk 10-12min walk, BUT if you don't want to be sweating & out of breath, you need to take your time walking up the steep hill & make it a 15-20min walk depending on your fitness. Our walk back from dinner in town was quite magical being lit on both sides down the hill by Fireflies - obviously a seasonal thing, but we have never seen anything like it! Apart from the surroundings & the incredible view, another highlight was the delighful Gigliola who cooked the beautiful dinners & prepared breakfast. Of our 3 night stay we ate at the hotel twice for dinner as we enjoyed Gigliola's simple dishes made with fresh local products, along with the local wine & the beautiful sunsets. We cannot recommend this hotel more highly.
