The only thing(s) we disliked are thin walls. You can hear most of what your neighbor does.

Property is well equiped with everything one shall need, however, cooking is forbidden at the premises. It has a nice yard in the back where you can rest. The location allows for easy travel all across Rome and is 15 minutes walk off Coloseum. Our host, Francesco, was really awesome. We had a good talk and he showed us multiple locations in the town where we can eat and drink.

The location is great, very close to Roma Termini train station with trains to the airport, very close to the metro and about a 15/20 min walk to the Colosseum. Quiet area, very clean rooms and a lovely breakfast area in the garden under Orange trees.

The breakfast served for 5 days were the same biscuits and bread no other option.You have to put a kettle in and provide supplementary coffee and milk or tea for them to drink like other BB we occupied.Although they provide a kettle and microwave outside.This is only a suggestion.Language barrier is the most important that we can't really understand Italian and they can't communicate English too.

The location is good quite near and accessible to the tourist spot.The room is clean and the toilet.I rated it's good.

Breakfast was very poor - the coffee was nice but there was no fresh bread or croissants, fruit or yogurts, just pastries wrapped in plastic. Towels were stained.

Same type of breakfast every day was disspointing.

The room was comfortable, quite and cosy. The location was perfect with nearest metro station Manzoni and bus stops like Manzone and Conte verde. Breakfast was good but very boring, as every day same type of breakfast was served. So I recommend do change daily menu for the breakfast. As the property name also Bed & Breakfast, some variation in the breakfast memu is recommended. The garden area and breafast area was very good. The garden area provided homely feeling specialy for the kids. The staff was very nice and friendly and provided all the necessary help during our entire stay.

Toilet does not flush well (on the second day we started using the trashbin to flush the toilet cause otherwise you need to flush it like 4 times), breakfast was terrible, and every day the cleaning lady came to clean the room even if we did not want it to be cleaned and wanted to sleep on our holiday. There was only 2 spots in the room where there was internet connection even though we had connected to wifi.

Shower was good, beds comfortable, location - good, the staff was very friendly and nice. The atmosfere in the hotel in general was very good. The garden takes the breath away - it was so nice to sit there under the shadows of the trees during very hot days.

When we first checked in we were told the room will be cleaned daily which I requested if we can skip as I wasn’t comfortable with someone going in and out while we weren’t there. I messaged the host requesting no one enter the private room we booked while we weren’t there. This felt like a reasonable request as we had booked a private room with a private bathroom however Filippo seemed offended and responded stating if we wanted no one to enter our room we should have booked an apartment and not a BNB. I’m unsure what caused him to respond so rudely - it was a simple request and if he could not accommodate due to booking.com rules he should have said so in a civil manner and I would have understood. However I did not reply to this message to avoid any more aggression . We did speak with Laura who said she will clean the bathroom and room daily but assured us nothing will be moved. She was very pleasant and we were fully okay with her going in the room while we were out - there really was no need for any conflict or aggression. I don’t want my review to negatively affect this business however did want to share this experience and hope moving forward communication with guests can be more cordial. We also found that the wifi connection was very poor and most often not even connected. Our phones data itself had a weak signal from the bnb so not having a stable wifi connection was really an issue when trying to look up things to do or food or plan the next day etc. This wasn’t a huge issue but just something to keep in mind if it’s important to you.

The location and comfort of the bnb was great! The place is clean and close to many sites - only 25 minute walk to the colosseum. Apart from our interaction with one staff member, we did not encounter any other problems. Laura is so so sweet and the mother is very pleasant and thoughtful of keeping everything clean. Our Interaction with Francesco was also very pleasant. Overall we had a pleasant stay - quiet, clean, and walkable location.

Value for money is great. The facility is located near the metro station, cafes. A walk away from the city centre. The place was quiet, clean, the service extremly warm, friendly and personal. True Italian experience that gave you a good mood for the day.

Host is amazing person, He explained to us one by one the location of all the attractions and the access roads on the map.The room was quite comfortable, equipped with the necessary things and a comfortable bed.

The wifi signal was very poor most of the time, so I had problems using internet connection. In some days even the telephony signal was poor. The gas cooker in the kitchen could not be used, there is a paper note on it saying "it is forbidden to cook" The breakfast has only sweets, like croissant, biscuits, jam, juice, tea. Would be nice to include also salted food like cheese, ham, salami, etc. The water radiator did function only between 18:30 and 23:30 - though this could not be the guest fault but the Rome's regulations for the energy crisis measures.

Mrs. Dainela was very kind and jovial, it was very pleasant to talk with hear. The room is very clean. The interior court where breakfast is served is very nice. The area is very nice and felt safe.

Breakfast was very poor, same choice every day. No cereals or bread/rolls. Everything was sweet - croissants, cake, fruit tartlets. Had a problem with staff not understanding/speaking English but this seemed to be a problem in general in Rome.

Clean room with air-conditioning/heating. A kettle was supplied on request. Water pressure in shower was excellent. We had access to a lovely garden where we also had our breakfast. Excellent location within walking distance of Termini station & main tourist attractions. Also metro about 3-minute walk away.

The check-in process was a little confusing and slow.

Great central location close to the train/subway station. Walking distance to a few good cafes. Room has plenty of storage for luggage and clothing. The kitchen was well equipped and you could easily make all your meals here.

Everything was according to the deal : Good air system, nice showeer ( good pressure water, temperature), clean. The localization is optimal, not noisy, near everything, Metro at 1 minute walk!!, major train Station 15!!!... And tgeny, u got that "home flavor" : A warm and helpfull welcome, lots of tips. A Breakfast at the garden with a always carefull and kind attendie from the kind Lady that treat us like the main center.... Its not the Hotel Sheraton, no.. Its better : it has the right price, the real Roman flavor, and that everything Special impossible at a "cold Xpto" Hotel. Greatings from Portugal, it was a pleasure :)
