There is nothing not to like about the property.

The property is amazing. It was so clean, spacious and everything was catered for. A mini-bar and snacks were provided along with an excellent coffee machine. The bathroom facilities were ideal and the property had a lovely homely feel to it. It is also very conveniently located for the main Venice attractions. The Rialto bridge is only a 10 minute walk away, and we had an abundance or excellent local bars, cafes and restaurants. It is also only a 10 minute walk to the bus station for a return to the airport whilst the San Toma vaporetto stop is only 2 minutes away.

Perfect location, quiet area yet close to shops and attractions. The property was very clean and comfortable and well equipped with lovely personal touches. Two bathrooms is a bonus when travelling with family. Francesca is an amazing host, very well organized and super helpful. Highly recommended!

It was just beautiful and the amenities were adequate. I wouldn't feel stressed if I stayed here for a few weeks.

It was just beautiful and the staff were friendly. Every inch of the room was clean and had everything we needed for our stay. Clean towels too. Toilet clean. It was a perfect room.

Finding the apartment was challenging the first time even using Google maps, but that's Venice. The three flights of stairs were challenging, especially with suitcases.

Location was very convenient to many popular sites and vaporetto stop. The apartment was modern with excellent very comfortable bed. Francesca was most helpful with advice on places to visit and eat. It's nice to have good advice from a local.

apartment is on the 3rd floor, (United States 3rd floor) Up 38 steps and 3 landings. Very difficult for 2 65 year old women with 45 pound suitcases. There are also 2 narrow streets you walk to get to the apartment, looks scary but we’ll trafficked and safe. A bit difficult to see numbers on the safe to get keys but after 10 or so attempts got it.(have to read at an angle thru iron grid) BEWARE OF PICKPOCKETS !!!!!! I was pickpocketed at the Accademia Vaporetto stand. (Water taxi stand) while buying a ticket from the machine. Has nothing to do with the apartment just everything to do with Venice. Police say pick pocket crime has increased 200 percent..

Charming and modern 1 bedroom and a pull out couch in living room that had sliding doors to close off from kitchen and had, 2 full baths. All modern updates, lovely deco, had everything and more you could possibly want. Enough hot water for 2 showers, good water pressure. Kitchen was equipped with every gadget and had great selections of teas and coffees. There was plenty of dry goods, spices but we did not cook. Pictures are true.Owner communications were excellent and speedy thru what’s app. Washer was nice to have as it was 85 and humid the 5 days we visited and we couldn’t rewear clothes so great we could wash and air dry them. Had A/C in bedroom and living room. (Mini split type)

As in Venice, access to the apartment involves a lot of narrow streets, bridges and lots of stairs which made the arrival difficult for us on the first day with all our luggage. But this is Venice... we enjoyed the apartment very much!

Tutto molto bene!

Everything was absolutely wonderful. It is a place so much prepared with love and in detail, so nomen est omen - you will immediately feel welcome and at ease and at home. Firstly it all starts with precise and detailed information and prompt responses via whatsapp. The appartement is located on the second floor in a side street close to the Frari church and close to the gondola station San Toma, so very convenient to explore wonderful Venice, but also close (20 min by feet) to the station resp. bus hub and people mover/Piazzale Roma. It is fully equipped, maybe better than your own home :) the recommendations were very helpful, too. It was another wonderful stay, but this time very special, and we would be glad to return. Apartment is beautiful and full of everything you might need during your stay. Francesca is very helpful, caring and ready to help if needed. She gives us perfect instructions to how to get to the apartment, how to use the heating etc The location is absolutely perfect, close to everything worth seeing in Venice, and at the same time it is very quiet.

perfect apartment with more amenities than you could imagine! fantastic communication from host. perfect! Best way to arrive is via vaporetto which is a quick walk and only one bridge to carry heavy suitcases over. With little luggage then the walk is easy to / from station or airport boat recommend!

Everything perfect!

It is rare for me to give a 10 at booking.com, but this beautiful apartment deserves it. Really it has everything you need, and more. Francesca made everything so easy for us, and you just have a wonderful home right in the middle of Venice! Nothing at all you can say is bad! Super comfy bed, full kitchen of things if you need, two bathrooms, a lounge room with a pull out sofa if people wish to come with kids or friends. We were just 2 and the apartment was plentiful. Even the ease at which we went from the airport with the Alilaguna boat (orange line) to Ca Rezzonico, and the short walk from there to the apartment. Then daily, you are just 2 mins from the cross canal gondola (2€) and you are right in the San Marks area, or you can walk along the beautiful narrow streets past the cafes to the Rialto bridge and over to the other side. It was a wonderful stay, highly recommended!
