Good size room and comfortable. The location is not too far from major destinations, but is wonderful if you want to enjoy a quiet neighbourhood in Kyoto. The staff are also very helpful, helping us take our delivered luggage to our room upstairs before we arrived.

United StatesThere is a shower but we had to find it, as there were no instructions or sign. Leaving the payment in cash is a bit inconvenient.
The location is perfect for coming in from Kyoto station. Some great locations just minutes away. The rooms are small but big enough and clean. The climate control is excellent. Beds are decent.

AustraliaNot well insulated and you can hear all noise from guests coming and going at all hours. Lots of noise after 1-2am when other guests coming back in. If on the lower or second floor you can hear all the noise from other guests stomping and walking around on the top floor.

PortugalCheck-in was rough. There is a letter system (they stick a letter at the entrance for your code) for your check-in, but we never received this information, reply is only comes 2-3 hours later, and had to call a number with the help of a passing guest (the number is Japanese... we're foreigners, we don't have a Japanese number!). 4pm check-in + no way in is a rough start. Shower was hot one day, not hot the next one.
Its a lovely place with Ryokan charm, and super well located. Beautiful all around, the place feels luxurious and it adds to your "Kyoto Experience". It was an overall great experience, and COULD stay again if check-in was improved.

Very clean, cute and cosy. The shower was the best I have had in Japan. The little kitchen is perfect for preparing a meal. The area is so quiet and very close to Gion.

The location was amazing. 10 minutes from MoMA and Kyoto art museum. The most beautiful 20 minutes walk to gion, past the river, temples and maruyama park. Self check in was easy, and although we didn't meet the staff in person I messaged them a few times and they were always quick to respond and super helpful. Cute cafe next door for breakfast!

Close to Higashiyama station and Sanjo Keihan station with convenient access to many famous tourist spots like Gion, Kiyomizu Temple, Ginkakuji, Nijo Castle, Fushimi Inari and more. Everything was well cleaned and there was a small shared kitchen area with a refrigerator as well as a private shower. Don't miss the coffee at the cute little cafe Green Door next doors!

AustraliaWalls and ceiling in the room we chose (blue room) did not cancel noise well. We could hear people walking up and down stairs, using the bathroom, using kitchen facilities (e.g. we were able to hear a conversation in the kitchen perfectly while our door was closed), etc. Side sleepers should also be warned, our room's mattress was very thin so it wasn't comfortable for me. Some rooms appear to have a more comfortable sleeping arrangement. I was not aware that we were using a shared toilet as we booked a room with a 'private bathroom' but I suppose a toilet was not included in that.
Very clean and great attention to detail. Wifi is fast. Toilet, kitchen and trash facilities are kept very clean and tidy.

ThailandThe price was a bit steep for what was quite basic facilities. You pay mostly for the location which wasn’t the most stellar. It is about a 20 minute walk to the main part of the town.
A relatively close walk to the historical Gion district and very close to the train station. It’s very quiet. The rooms were quite spacious for Japan. Very clean.

United KingdomThe beds were extremely uncomfortable, very thin futon and the singular pillow was very flat too. Did not sleep very well due to this which was a shame as it spoiled how nice the rest of the stay was. The duvet was lovely though.

Nice to have the sink in the room too. Sufficient space for a short stay and easy to access room, with very safe locking system and amazing air con!

We loved the place in general, how it is simple but nice, wood all around and warm feeling. Room was perfect size, the sink inside makes all the difference, beds super comfy as our first experience in a Japanese style of bed, of course for some may feel a bit hard but for us was actually better, after few days of walking and carrying our bags, it felt even better than a regular bed.

. I spent five nights here. This was an excellent value. I had a well designed and comfortable small room with a shower. The toilet was conveniently located just outside my door. The location enabled me to walk to most of the tourist attractions I wanted to visit AND it is just half a block from a subway station and a block from the bus stop that got me other places that I wanted to visit. There were no staff members on duty, but check in was super easy. I was emailed the access info that I needed to enter the building and my room. The shared toilet was immaculent. I rarely saw other guests. The bookingdotcom website was incorrect about one thing--you can go directly to the hotel and enter it. There is no other location to first go to. I was able to clear that up by contacting the property owner, who was very easy to contact.
