Super loud partying til at least 3 am. I always travel with earplugs and a white noise machine, so I did fall asleep in time. Room was (almost finished with a remodel) clean, mattresses were good. There were no pillow slips, only the zipper protector, that gave me the willies. No blanket of any type, only a top sheet and sheet-thin top “cover”. In October, I kept waking up cold, even with heat on. Also, shower water was warm enough to stand it, but not comfortable. The brand new shower head looked good, but the handheld didn’t turn on, the rain head didn’t have enough pressure to rinse, had to rinse hair under tub faucet. All in all, not terrible, but, this place is definitely older, and the pillow/ blanket situation was the worst part.

Air didn't work the knob was broke and the floor was in need of repair and uneven as you walk into the room. They just put an area rug over a bad spot, and it needed to be fixed. Last year we had the lobby full of pot smoke and it could only come from the office because no rooms near the check in area. I make this trip to Lake Orion about 3 times a year and now I need to look elsewhere. It never seems to get it right at this location for some reason.
It is the closest motel to Lake Orion and I had to spend all my time in town. Lake Orion don't have many choices.

Room only had half a roll of toilet tissue, had to call desk services to deliver additional roll.
Location was good, next to restaurant. Quiet friendly atmosphere.

Someone smoking at the entrance when we arrived. Towels were old and worn. A cell phone left on the bedside table. Questioned whether room had been cleaned properly because shampoo and soap were scattered randomly in the bathroom.
Good location. Clean lobby. Comfortable bed.

The TV volume was too low and the remote didn't work to raise it. I had to unplug the TV because it wouldn't shut off.The fridge had bud light in it 👎. They only supply a tiny shampoo and one time circle of bar soap. The Pop machine was obviously broken into so bottle water wasn't available after the pizzeria closed.
The King Suite was clean and spacious.

Cleanliness. The was dust along the mop boards, in all the corners and behind the stands, lamp. The desk chair had “stuff” all over the seat. In fairness, the traffic area wasn’t dirty and the bed, bath and sink area were ok.

very run down. missing screens I. the windows. Outer door to corridor didn’t shut. Our bedroom door had no safety latch. room felt like a room in a warehouse with two beds put into it. paint was chilling. carpet in hallway was patched together with three different kinds, along with many stains and dirt.

The owners clearly don't care much about maintenance. The 2nd floor stairwell doorknob was broken - it worked, but barely - a major fire danger. The room was not terribly clean - the floor is linoleum and was a bit sticky. The windows don't open, and other fire issue. It is used by traveling workers and families it seems. Not so bad though that I wouldn't return - better than paying twice as much for a "only a bit better" place up the road.
The location was excellent - I mean perfect - it was just around the corner from family we were visiting, and there is a beautiful state park w/woods and walking trails - and a large lake right behind the hotel. You can go for a 1 mile walk / job and stop at the large lake / beach for a free swim. The lake is also an water adventure park you can take the kids to (but a bit expensive). The beach though is free if you walk in. The pool at the hotel is nice, but didn't use it because of the lake. Finally - the cost - cheapest hotel around. While not terribly clean, its a room with a TV.

Our room was filthy, I was scared to sleep there due to lack of cleanliness. There were spot of good covered handprints all over the walls and the floors look like they’ve never been cleaned. There were hairs wrapped around the shower curtain and gunk in the sink. I was disgusted.
