I didn’t purchase the breakfast , in my experience it was very expensive at 20 euro

I had only positive impressions from my stay at this hotel. The service was excellent, the staff were friendly and attentive, and the food was both delicious and varied. All necessary amenities were provided, and the overall comfort exceeded expectations. Everything was impeccably clean and well-maintained. The hotel's location is extremely convenient — just a few minutes’ walk from public bus and water transport stops. Definitely a 10/10 experience! If I ever return to this area, I will gladly choose this hotel again. Highly recommended for a comfortable and enjoyable stay.

Great view to lagoon, location easily reachable by 10min walk or Bus "A" from boat station. Excellent breakfast! COOP with food 5 min walk.

The location is very peaceful on Lido island. The room was clean and comfortable, the breakfast also was good. It’s nice choice for short stay.

Wonderful stay – highly recommended! Very friendly and helpful staff, peaceful and safe location, and great connection to Venice’s main attractions – just a short vaporetto ride to St. Mark’s Square. The hotel is charming, clean, and comfortable. A perfect place to relax away from the crowds but still close to everything. Would definitely stay again!

Nice, calm place with good accessibility to all transport to the centre of Venice. Clean room, good breakfast, friendly and helpful staff.

The breakfast was very good. Although it was the same every day, the offer of dishes was very varied. The staff is very kind, the room is cleaned daily. The location is special, a place with a lot of history, located on an island 10 minutes away by San Marco with vaporetto. You must carefully consult the vaporetto schedule to reach San Marco or from San Marco back to the island on time. A positive aspect is also the size of the rooms, which are very generous. I went in February, but I imagine that in spring or summer, the vegetation is much more beautiful. Overall, the ratio between quality and price is very good.

Perfect location for relaxing holiday with family and dog! Not far from centre but completely different surrounding full of parks and greenery!

San Marco was booked up, but that was a blessing….we found San Clemente, it’s own island paradise in Venice only a 10 minute boat ride away and out of the chaos. Coming back to beautiful grounds, gardens, pool..& all in an historic building. Even a sculpture garden. It was a complete respite. Food and staff were incredible and the property value for money.

Absolutely nothing to dislike! From the moment we walked in we were treated like royalty! From the front desk staff, to the bar staff to the restaurant - everyone made our stay perfect! This was our 6th time in Venice but first stay here. Exceeded our expectations! Thank you for some wonderful memories!

Lovely place. My room was clean, comfy, and spacious, and the view over the laguna was spectacular. The bathroom was also clean, modern, and spacious, with plenty of towels. Breakfast was good, a fairly traditional buffet, but everything was fresh and of high quality, and the cappuccinos were made on the spot by very attentive staff. The reception staff was likewise competent and polite. The area felt safe, right next to the vaporetto for a quick connection to Venice proper.

Perfect central location. Excellent breakfast. Family run old villa hotel, where they go a step beyond to make you feel most welcome and help you in every way with all your possible needs. Free parking and bikes for guests are extra bonus. If you want to experience a real Lido and some genuine Italian hospitality this is a perfect place to stay.

Clean, esthetic, great breakfast

I have never experienced such a breakfast. Each of the guests was given a 'basic breakfast' right on the table; so sliced ​​fruit, a small slice of cheese and salami, some morning biscuits, water, and then of course food according to the breakfast menu. Excellent! Everything was served, taken away, available. The food on the roof of the hotel in the 28.5 restaurant was the best I have ever tasted. And believe me, I dine several times a week in restaurants that have a recommendation or a Michelin star. This restaurant is by far the top.
