Stay a night (or more) in our brand new fully renovated unit just up the street from the sparkling Manhattan Beach waters. Enjoy the sunshine and calming vibe of our pretty apartment. The huge west facing windows offer an incredible view of the beach! Cuddle up on the couch and enjoy the ocean view. Our apartment is thoughtfully designed for comfort and finding some peace from the demands of daily life. Our home is the perfect perch for you to pause and enjoy all Manhattan Beach has to offer. The space Taxes: Airbnb is currently not able to include the 12% TOT tax (increasing to 14% by the city of Manhattan Beach on July 1st 2023) required by the City of Manhattan Beach. As an alternative you will receive an Airbnb resolution request after booking requesting the TOT tax (applicable to both nightly accommodations & cleaning fee). Guests are required to complete this payment. We are unable to accept early check-in requests including those for last-minute bookings. We will accept your request to book, but the standard check-in time for this unit will apply. No pets or animals allowed. We adore how our apartment's huge windows allow golden sunlight to melt in. It's definitely our favorite part of the apartment and allows for a beautiful experience of having the beautiful ocean so present in the experience of your stay. Eating dinner with the sunset streaming in is so special and an experience not many get to experience. The modern interior design, comfy beds and pretty bathroom come together to create an experience of serenity and calm. This apartment was designed to feel like coming home after a long day. Every part of it is inviting and welcoming. Staying in our apartment will have you breathing a sigh of relief. When you decide to step outside so many exciting activities await. Besides the apartment itself; you'll have access to one parking spot.

    House rules:

    We love our guests and strive to provide the best experience possible. Please familiarize yourself with these additional rules prior to booking

    ✓Booked guests only, please NO ADDITIONAL GUESTS allowed on the property (at any time of day), without host's prior agreement

    ✓NO PARTIES

    -For the safety of our guests, Ring Doorbell camera located outside the front door. Noiseaware privacy safe noise detection system installed inside of the unit.

    -Parties or excessive noise of any kind will result in eviction by our onsite security team and nonrefundable cancelation of reservation

    ✓Community quite hours between 10pm and before 8am - This is a peaceful quiet community.

    ✓NO SMOKING or VAPING of any kind in the unit OR anywhere on the property. This has a major impact on future guests and neighbors. $300 penalty will be charged by Airbnb.

    ✓LA County requires a 12% Transient Occupancy Tax which will be included in booking fees.

    ✓Hermosa Beach Only - requires a 14% Transient Occupancy Tax which will be including in booking fees.

    ✓Manhattan Beach Only - requires a 14% Transient Occupancy Tax to be collected

    ✓All guests must have a valid working phone number so we are able to contact them if needed. Failure to provide this can result in nonrefundable cancelation of reservation.

    ✓Guest must notify host of any issues with the unit that require repair or attention. Guests must allow for host to resolve this issue prior to any cancelations or other actions.

    ✓Guests will be required to electronically sign a rental agreement representing these house rules which will be provided after booking is confirmed.

    ✓Please respect our future guests. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only.

    ✓Note: For units in which pets are permitted there will be a nonrefundable pet fee of $150 per stay (please refer to general house rules to determine if pets are permitted), except for support animals. Guests will be liable for any damage caused by their animals. All animals including service animals and emotional support animals must NOT:

    -Be Out of control

    -Be Unhousebroken

    -Be Left alone at the listing without prior approval

    -Be Allowed into areas that are considered unauthorized to the guest

    -Be Allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control

    TERMS & CONDITIONS:

    1. The Guest agrees to abide by all rules and regulations set forth by local laws.

    2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above

    nature shall be grounds for immediate termination of this agreement.

    3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner.

    4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. A $450 credit card authorization (hold only) will be placed for security deposit (in addition to $150 initial security deposit) and released after check-out. Any damage, breakage or house rule violation fines will be subtracted from the returned amount.

    5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other

    person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest

    behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodations.

    6. Parking is limited to designated parking areas only.

    7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow

    the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodations.

    8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay

    (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time

    without giving you prior notice).

    9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing.

    10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice.

    11. By agreeing to these Terms & Conditions, as acknowledged by signature below, the Guest waives, discharges and agrees to hold harmless Owner from all damages or

    injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times.

    Additional Policies such as Rates and Fees, Check-In/Out Time, Cancelations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner.

    General

    ● Any change and/or in addition to this Agreement, House rules, and Reservation Policy will be valid only if it is carried out in writing and all sides have signed.

    ● Any announcement sent to either of each side from the other by registered post in accordance with the precise address written in the introduction of this contract will be

    considered if received after 96 hours from the time of sending it from the post office.

    ● This Agreement (including any House rules or Reservation policy) expresses and reflects all that was agreed between the parties and cancels any agreements and/or

    other understandings between them.

    Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

    This property does not accommodate bachelor(ette) or similar parties.
