The location is exceptional and the reception staff were so kind. One of them even went with us to get our car, so we could park in the lot. The other helped me arrange a ride back to Muscat. Such a nice place!

Loved this place, quiet and within walking distance to the main attractions. The architecture is very traditional, which adds a lot to the experience. Check-in was easy (i exchanged messages with the owner here on booking.com, they also have whatsapp), the AC worked well, and the Wi-Fi was decent. The place was also very clean. There are a few restaurants and grocery stores nearby, and it’s just a 5-minute walk to the goat market that takes place every Friday morning. It’s a 15-minute walk to the bus stop (Saal Walking Bridge) for the Muscat <-> Nizwa bus (Mwasala bus, you can take this bus in Muscat at Azaiba bus station, buy the ticket 30 minutes in advance at the station). And about 10 minute walk to the Nizwa Fort.

This hotel is in an excellent location in Nizwa within walking distance to the major sites. The building itself is beautifully restored and the rooftop has a great view for spending some time. The hotel is down a small alleyway and there is on site parking. Highly recommend! Note that this hotel is remotely managed and there isn’t a proper reception. When you arrive you may need to call / WhatsApp to get inside but they’re very responsive.

The design of the hotel and cafe is so thoughtful and charming, we loved the old style and all the interesting wood pieces. Staff was extremely helpful and welcoming. The location is amazing, you can have breakfast with a view of a unesco heritage site. Also the desserts they make are delicious, we had two cheesecakes per day!
