    Restaurant Manager needs management lessons. There was barely anything food wise on the menu available as well as very very limited drinks. Despite me pointing out to him on arrival that he had no beer and we were beer drinkers after complaining several times he finally got some in on our last evening. This in turn caused us to eat and drink elsewhere which is a shame. He was quite rude and favoured local guests over international guests. We could only swim in the pool on the 1st day. The pool was dirty and green and only after a couple of days of complaining did they try and attend to it. The filter had not been on at all during our 4 day stay. Although we had these small issues the resort itself is amazing. With some improvements in management this little gem could be the number 1 spot to stay in Kalpitya.

    The resort is beautifully designed and decorated. Our villa was super clean and bigger than expected. Great location as well. With the exception of 1 staff member the rest were so lovely.

    The outside bathroom could need some repairs, the handles are corroded. The Area around the pool has some broken wood panels and the pool does not look clean. The breakfast was ok, but there are a lot of flies in the breakfast area which is quite annoying. The staff did not explain anything when I arrived (nothing about wifi, breakfast beach acccess etc), just ahowed me the room and thats it.

    Staff are very friendly, the room is clean inside and the quality of the interieur is good. They have a nice private beach at the ocean front.

    The room was quite comfortable. The property had character. It was close to the beach and walkable to other establishments. The staff were lovely.

    Area around pool was fitted with poor timber which was a trip hazard. Food was very average by SL standards. The place was dead, no atmosphere and when we asked for a pack of cards it contained 70 cards not 52! It's a 300m walk to beach which was dirty and badly eroded up to palm trees with a 3 foot drop.

    The room and staff tried really hard to help.

    WiFi signal was not good and did not connect in our room. There is an abundance of flies in this area and it made eating, drinking and relaxing in the outdoor spaces almost impossible. I realise that there is little the hotel can do about this but I think anyone travelling to this area should be aware. It's not pleasant.

    Employees were very attentive, accommodating and helpful - booking taxis and tuk tuks for us, bringing food and extra towels to our room. The pool area is lovely and relaxing. The grounds are kept well and are clean. Breakfast was included in our package and was a substantial portion. We ate lunch on one occasion and the food was nice. Our room was very nice - double bed, aircon and outdoor shower space. This was our second stop on a one month tour of Sri Lanka. Overall we had a nice stay as we had a purpose to be in this part of the country (BNKR CrossFit).

    Not much I didn’t like. The cable t.v didn’t appear to have any paid channels available (although the hammock and a good book made up for it) and the flies were next level (and I’m Australian. Home of flies). However the staff did all they could with fans and serving some meals in our room. Also the wifi only seemed to start working after our second day, and then it was fast enough to stream movies ?

    My favourite part of the hotel was the pool and our room. I really enjoyed having a private garden with hammock. The room was beautifully decorated from the linen to the antiques and the very large comfortable couch. The pool area is comfortable, with modern sun lounges and the pool itself an oasis on a hot day. The staff were all extremely friendly and helpful and the chefs food was delicious. Thanks to Ravi the restaurant manager, who went out of his way to make our stay enjoyable.

    Our experience at this property was disappointing from the start. Upon arrival, there was no warm welcome, and despite arriving over four hours after the stated check-in time, our rooms were still not ready. There was a serious staff shortage, and no manager was available to address our concerns. The restaurant was closed, and we were informed it would remain closed for the next five days, something we were not made aware of in advance. When we were finally told our rooms were ready, they were not properly cleaned, had a musty odor, and one of the toilets was in an unacceptable condition, requiring one of our guests to clean it themselves. Eventually, after speaking directly with the owner, more staff were brought in, but the overall experience left much to be desired. We would not recommend staying here in its current state, as the property requires significant improvements in cleanliness, repairs, staffing, and guest service.

    - No bar facilities and no restaurant operating from the property, instead food is cooked at a different location. One evening this took two hours to arrive and was not explained to us on arrival or on the website. - There is not always someone on site especially at night. - The outdoor bathrooms are nice in concept, but builders from next door could see over into the shower and toilet rendering them unusable. (Staff did offer to move rooms once this was pointed out) - Dangerous wires and high steps around the property. - The pool was not cleaned - Jacuzzi bath in room not working. - You have to walk across sand to get into the rooms which means the floor ends up covered in sand. - Staff were friendly, but had no direction and were reactive rather than proactive.

    The rooms are clean, comfortable and well furnished.

    It's a very quiet area, so make sure you plan where to eat locally, especially in quieter seasons. We had a couple of meals in Eagle Restaurant, which was nice food and a friendly family. And also lunch / snacks at the Cafe of Questions, but otherwise not lots open. There's lots of sand, so take flip flops!

    Beautiful room - we stayed in a villa and had a double bed with a mezzanine for the children - perfect for a family. Very close to the beach and the lovely Cafe of Questions. Great pool, which we used several times. Food and drink available on site, and it was yummy. The staff were very friendly and helpful. They helped us organise a dolphin boat trip, and also car for our next destination.

    Just Don’t Stay Here – Horrible Experience! I'm giving this place 1 star only because they allowed us to shorten our stay without extra charges. Beyond that, everything else was a complete disaster. The room was tolerable, but the lack of a bed net is unacceptable in an area full of insects and spiders, which enter the room through gaps in the roof. This is a basic necessity they completely ignored. The bathroom was in desperate need of refurbishment. To make matters worse, we were given dirty towels—unacceptable for what is supposed to be a 4-star accommodation. Housekeeping? Nonexistent. Not once during our stay did they bother to clean or refresh our room. The staff couldn't have cared less. They were lazy, inattentive, and spent most of their time sleeping on chairs. We were asked repeatedly if we wanted dinner, only to be told that the kitchen would close at 8 p.m. When we arrived at 7:10 p.m., we were rudely informed that the kitchen was already closed. Though they begrudgingly prepared something, the experience was so unprofessional, I feared getting food poisoning. The restaurant manager was outright rude and made us feel like an inconvenience. The swimming pool was downright hazardous. Exposed screws were sticking out, posing a serious injury risk. The pool area and sunbeds were filthy, with nobody bothering to clean them during the day. It’s evident they’ve completely neglected basic maintenance. Breakfast was mediocre at best. Considering this was one of our more expensive stays in Sri Lanka, the quality was shockingly poor and nowhere near comparable to other places we stayed. This was, hands down, the worst accommodation of our trip, and I would never return. To make matters worse, there is absolutely nothing to do nearby, and no decent dining options outside the resort. While this isn't the hotel's fault, it leaves you with no choice but to endure subpar meals or go hungry. The so-called "Kite Centre" is a joke.

    1. Bathroom design is awful - lovely idea to have an open air bathroom but there's no lock from the inside and the walls are too low to feel safe and comfortable. 2. The showers are rusted and no hot water in the family suite. 3. Family suite advertised as having a jacuzzi but it did not work despite the efforts of the staff. They tried very hard but owners must take responsibility and sort out these problems. 4. The pool is dirty, with green water and leaves floating in it. The pool side decking is dangerous due to loose planks. 4. The flies!!!! I grew up in SL and I can deal with flies but this was an infestation on another level. Staff were apologetic and informed this was due to the coconut estates nearby. They arranged for breakfast to be served in our rooms the following day, but it was unpleasant and unhygienic and put us off from eating there again. 5. Restaurant management needs to be improved. Food takes a long time to arrive and invariably is cold when it gets to the table. Breakfast choice is very limited and there is no menu to choose from - manager asks how we would like our eggs and that's it! We only realised sausages were available when another guest was offered them.

    The staff totally carried this place through and made our stay bearable. Rooms were ok.

    We had a very good 4 night stay here, The staff are very kind and cannot do enough for you. The villas are well laid out and really clean, The front garden is a lovely place to lay back and relax with a nice sofa and a hammock. The pool is nice and a lovely place to sunbathe with sunbeds out in the sun and in the shade so you can escape the sun. The food was very good. Overall a very nice experience, I would definitely recommend this place to anyone that is looking for somewhere to stay in Kalpitiya.

    Incredible friendly staff. Every whish has been made true. On our wish they even prepared pancakes for us. Helped with organising everything. Really professional. We would recommend it to everyone. We would have loved to stay longer. The outside shower with the warm cozy light was a delight. Impressive have been the creative towel animals. We never saw something like this. The whirlpool was a great refreshment. It was a perfect stay. We didn't want to leave. Also everything is completely new.
