This is a bedroom and bathroom on the ground floor with its own entrance and very small patio.  There is no kitchen.   There is a wet room with shower and a separate toilet. It is a good sized room with a high ceiling wooden floors and double patio window doors.  There is a space to work at.  There are facilities for making tea, coffee, a microwave, toaster and minifridge with small freezer compartment. There is no access to a full kitchen.
We live in the adjacent property the other side of the garden. We enjoy travel and gardening and the arts.
The ensuite guest room is in conservation area called the woodgrange estate which is a leafy residential area. There is a park called West Ham park nearby and a huge park that joins up to Epping Forest just 10 minutes away. Forest Gate is closely connected to central London on the Elizabeth Line
