Ground floor Studio includes: comfortable, spacious double bedroom, private pocket sized toilet & basin area with full size shower, own small kitchen, own private entrance. You will be pleased to know this is a NO SMOKING, NO DRUG USE AND NO PET property. The location is near: Preston Park for Pride, Marathon Sussex and Brighton Universities are 10 mins by car South Downs National Park is only a few steps away. ALMOST self-contained Studio in our friendly relaxed home. Hallway shared with hosts living in the back of the house and use hallway to access stairs to the upper floor. Everything you need is on the ground floor. You'll have your own private wet room comprising a full size shower with the loo and basin tucked under the stairs, and private bedroom. The small kitchen is also available for you to use and includes a breakfast bar and height adjustable stools. There are easy access USB sockets in the kitchen if you need to work or charge phones. You can use the utensils, pans and crockery. There is one induction ring, kettle, mini fridge and microwave. (The washing machine is not for guests' use.) Included for your stay - High speed Wifi 270 Mbps. On street, free unrestricted parking. Tea, coffee, sugar, muesli. Fresh towels, linen and extra blankets. Soap, shower gel, and shampoo is provided. The property is perfectly placed for easy access on major roads A23 and A27 to the north, east and west of Sussex, situated near Sussex and Brighton Universities in the village of Patcham. Preston Park is 25 minutes walk away or 10 minutes on the frequent bus. An Uber can whisk you to the city centre in 15-20 minutes, a bus takes 5 minutes longer.
The studio is part of our house, and host and guests share the hallway. We like to welcome our guests but then leave you to enjoy your stay peacefully. In the bedroom, there is a comprehensive guide to the Studio and amenities, together with suggestions about eating, shopping and places to visit, so do check it out. For any further information, we are very happy to answer any questions you may have.
Easy access to the city centre, pebble beach, and the countryside means Patcham in North Brighton is perfectly placed to enjoy the area with its excellent transport links. It's on major roads to the north, east and west of Sussex. The village shops include a Co-op - 8 minutes walk down the hill, and larger supermarkets, Asda, Sainsbury, M&S, just 15 minutes' walk through the nature reserve. The village boasts coffee shops, a traditional village bakery and plenty of green spaces plus a Norman church. La Tana is an excellent Italian restaurant less than 10 minutes walk away with a Miller and Carter also nearby. The two local pubs serve tasty restaurant quality meals - The Long Man of Wilmington from its Thai kitchen and more traditional fare from The Ladies' Mile. Both serve delicious Sunday roasts. The house is situated 10 minutes' drive to Sussex University. Preston Park is 25 minutes walk or 10 minutes on the frequent bus. There is free on road parking nearby, and the frequent bus service into the City stops at the top and bottom of the road. It's 20 minutes by bus or by cycle to the City and an Uber or taxi should get you home from the centre in about 20 minutes. The property is perfectly located near the South Downs for walking excursions, and near the A27 and A23 intersection for easy road access. Gatwick airport is only 30 minutes' drive by coach and the Patcham stop takes 12 minutes walk. Quieter beaches are 20 minutes' drive away at Shoreham Beach. You may even find a patch of sand there! Take the bus into Brighton and paddle on the pebbled beach between the piers, or head into genteel Hove.
