The Grannery is a cosy and comfortable, sunny (south-facing) one bedroomed, self-contained annexe with its own entrance, parking (1 only) and patio area with access to shared gardens overlooking the mill pond and farmland beyond. The property also has its own kitchen, shower room, Living and dining area. The Grannery is located on a farm and footpath with lots of lovely (shared) outdoor space so bring your walking boots and wellies. It is suitable for up to 2 adults and 2 kids on a sofa bed. There is a kitchenette, with fridge, dishwasher, kettle, toaster, and combination microwave/oven. Also there's a coffee machine, milk frother, dual hot plate and pans, crockery, cutlery and glassware so you can make light meals. Parking is free for one car. There is a lovely walk through the farmyard into open Sussex countryside, plus many good local pubs and restaurants close by. Please note that mobile phone signal may be weak in the area, depending on your provider. However, our WiFi is very quick so you should be able to make calls via Wifi. Please also note there is NO TV at the property. CHECK-IN: As we operate a no-contact check-in we need to take some additional details from you. We'll send a separate booking form to verify your identity for our records. This information also helps us to get the property ready for any special requirements you may have. Also, this platform only acts as our Agent in this booking but your Contract is with us. Therefore you must read and agree to our Terms and Conditions before we can accept your booking through our Agent. (A copy of our terms and conditions can be requested by messaging us on this platform.) REFUNDABLE DAMAGE DEPOSIT: We hold a REFUNDABLE Damages Deposit (RDD) against your credit card in case of damage to our property. This is held for 7 days on your card but not charged unless there is loss or damage to the property on check-out.

Bartley Mill Farmhouse, which is near the Grannery, is situated in a small hamlet, centred between three small villages, and about 8 minutes drive to the centre of Tunbridge Wells, yet in deep, quiet countryside. Because of our rural nature, the car is still the best way to get here. Alternatively, a bus service - 256- travels along the Bayham Abbey Road, the B2169, between Bells Yew Green, and Frant train station, towards Lamberhurst. Our closest train station 1.5 miles away is Frant, on a direct line from Charing Cross, Waterloo, London Bridge and Cannon Street in London. After confirming your booking we will send a link to our booking form for the additional information that we'll need about your stay. We also use SUPERHOG as our third-party risk management provider as an alternative to paying a security deposit.
