Parking and check in was easy, staff were incredibly friendly, the room was clean and tidy, the beds were comfortable, and it was actually well insulated against noise - we couldn't hear the other guests at all!

Very friendly family own business, very attentive. We stayed there 6 nights, they helped with all our requests. Loved the outside table and chairs in front under cover from rain and sun.

Breakfast, snacks and drinks provided were great. Great location, good view and walking distance to everything in the CBD of Frankston. Secure car park is convenient considering some of the "wildlife" in Frankston.

But house has to many broken things TV's heating lights showers, water running on floor
No towels or mats, hand towels first night
Got towels 12 hours later but no floor mats
My wife slipped on wet floor split her head open!
Not a good place to stay! No welcome note
Overall looks like they just wanted money!
