Location was beautiful. Property was clean, hosts were responsive, accommodating, and very helpful. House is on a great historical property, modernized with hip accents and great colorful lighting. Beds comfy, bathrooms clean. Excellent place to relax in the country.

The entire interior is new and oh so clean! There is a lovely large modern communal Kitchen.The common area in the center of all the rooms. It is well lighted with a table and chairs and 2 sofas too. The housekeeping ladies are marvelous and deserve a bonus for meticulous work. Each room has a small refrigerator. There is free limited off-street parking too. There is minimal traffic. Great lighting everywhere. Secure entry. The management is reached by phone and is cooperative and friendly. Over all a fine establishment and peaceful stay.

What a great property! Ideal location. Kinross is a nice small town, with lots of amenities in walking distance. And location near the motorway so a short drive to Edinburgh, Glasgow, Perth, St Andrews and beyond. Place is super cute, perfect for 4 people. Had everything- fully equipped kitchen, comfy beds. Living room with TV. Nice garden, although it was cold and icy when I stayed so I did not get a chance to use it. Elaine was very responsive and helpful. Loved staying there, and will definitely be back.

The breakfast basket was excellent/-and not all for breakfast. The setting was excellent—quiet, private, nice views. The host was quite responsive—at one point when we had a wifi question, the host’s son came over and set up the system, as well as tipping us to a lovely but low-key trail along the Devon River by the falls to the Rumbling Bridge.

The cottage was well designed. We appreciated the modern amenities with the look of an old cottage. It was clean and well prepared for it visit. Booking, checking in and out were seamless. There were clear inductions how to use items throughout the cottage. We met the owners, George and Heather They were lovely! They were very helpful with our needs.

The location was perfect and it was very easy to find. Very close to pub too! Very good communication with the landlord. Comfortable and warm once had worked worked out the heating controls (see below). Lots of hot water and good shower.

Very nice little hotel, restaurant and bar in the basement. Superb breakfast was included in the price, this was really one of the best breakfasts I ever had in the UK. Good value for money.

We were in Kinross for a funeral and the hotel was very conveniently located across the road from the church so was ideal. In house bar and dining available as well. This hotel has a lot going for it and you can see the owners are trying to add their stamp on it and do it up. The main thing is that it is clean and you couldn’t want for a kinder owner/manager looking after you. She even organised bacon rolls and coffee for us for an early morning start.
