Bring the whole family or your group of friends to this great 2-floor, 4-bedrooms holiday house that offers a homely & comfortable experience and privacy. Located in north east Edinburgh, approx. 3 miles from the city centre – very safe location that is regularly served by the no. 14 bus and a wider range of direct buses to the city centre and Waverley Train Station available on Niddrie Mains Road, a short walk away. There is private parking at the front of the property (2 cars) & a back garden. THE SPACE UPPER FLOOR There are 4 relaxed bedrooms, 1 with en-suite shower room. 4 BEDROOMS Bedroom 1: 1 king size bed + en-suite shower room Bedroom 2: 1 double bed, Bedroom 3: 2 single beds, Bedroom 4: 1 IKEA Hemnes single bed. All 4 bedrooms have room darkening blinds and built-in wardrobes with lots of storage space. 1 FAMILY BATHROOM There is one fully functioning family bathroom with a bathtub and overhead shower. GROUND FLOOR 1 WC 1 UTILITY ROOM with washer/dryer LIVING ROOM Comfortable living space, perfect to sit and relax around. KITCHEN The large well-equipped kitchen has everything you need to make a hearty meal, with a dining table that seats 6 comfortably. GARDEN Private garden at the back of the property; fully fenced; direct access from the kitchen. PARKING Free parking at the front of the property - drive in. Maximum 2 cars. GUEST ACCESS The entire property and all amenities available are for guest(s) use, so please make yourselves at home! OTHER DETAILS TO NOTE *Strictly no events or parties* Stag/hen parties, nor parties in general are accepted. Please also note that the house has two floors (ground floor & 1st floor, 1 flight of stairs) with no lift, and it does mean that it may not be suitable for those with mobility issues. All the bedrooms and shower rooms are upstairs. Travel cot & high chair may be provided on request.

It is a quiet residential area. Situated between Fort Kinnaird Retail Park and Cameron Toll Shopping Centre which are both a short bus ride away. Close to Arthur's Seat and Craigmillar Castle. Other amenities include: Hunters Hall park, Craigmillar Country park, Portobello beach, Musselburgh Harbour. GETTING AROUND The area is regularly served by the number 14 bus with a wider range of direct buses to the city centre and Waverley Train Station available on Niddrie Mains Road, a short walk away. The buses are clean and reliable and if you use the Lothian bus app, its journey planner will get you round the city.
