Everything is at walking distance (2 minutes to the school my son was attending for Berklee summer camp during Umbria Jazz; in the heart of Borgo XX Giugno, bars, restaurants, supermarket, free parking just outside the door or a few minutes walk; walk to arena Santa Giuliana in less than 15 minutes, same for Corso Vannucci). It is tastefully finished, with nice furniture (no Ikea!). It has a balcony directly overlooking Corso Vannucci - we absolutely loved it and spent a lot of time on it! The kitchen is equipped with all necessities.
