Excellent location, very easy to locate even for first time in Kyoto. Efficient check in, friendly staff. Good room size and facilities and amenities availability.

Excellent location, crossing the street from Kyoto station which is a whole central and can get all sorts of food. Room was spacious enough and had some general and shopping guides which actually came very handy. The hotel has several washing machines, vending machines and microwave. Breakfast was incredible with lots of options.

The sento was a wonderful added touch of luxury to our stay. The check-in was smooth and the staff were very friendly and helpful. The hotel staff always made sure we had everything we needed and even had free umbrellas to take in the event of rain.

Big rooms and professional staff

It has the best location, and is clean and has a lot of room.

The inn keeper was super nice and super helpful. The room was small, but you can hang out in the kitchen and the whole place was very cozy. The location was also great, as we could go to kyoto station in around 5 minutes and had many konbini close by.

The room was quiet, I didn’t hear other guests through the walls or ceiling/floor. There was plenty of space in the room. The free hot dogs and night were wonderful. The staff was kind and helpful. The WiFi was fast. The shower was luxurious and the water temperature was stable.

We stayed in FS Kyoto to celebrate my grandfather’s 90 years old birthday. The hotel provided excellent service and the attention to detail is incredible. I love everything about our stay and I am sure that I will come back in the future

Tranquility, ambience, decoration

As a couple who have left their doggo at home staying somewhere that the owner had a furry friend we could adopt for our stay was a lovely bonus. The owner herself was absolutely lovely and incredibly helpful. The apartment was spacious, clean and had all of the facilities you need. The kitchen diner was a welcome space and the tatami room was clean and fresh. The balcony was a pleasant treat and the face we had a whole apparent was a welcome break from boxy hotel rooms. Location wise you can't choose better, walking distance from many points of interest, on a main road with access to restaurants and public transport ( not that you'd know in your apt) The secret winner for us was the roof terrace. Although designed as a dog run, it is clean and spacious. The seating and views are really nice. You can see several shrines from the roof and we were lucky enough to catch a beautiful sunrise from here. For dog owners, they accommodate your dogs well, you can see the care she has to make their stay as comfortable as yours. If you are traveling without dogs you won't know that dogs are welcome. Highly recommended

Room was big enough to fit 2 suitcases fully opened. Free amenities were very good and had alot of variety. Drinks machine was delicious, and the beds and pillows were comfortable for the price! Laundry machines were also cheap with max 500 yen to wash and dry 4 days' worth of clothes! Housekeeping was also a big plus during our stay!

Top hotel, lot of value for a reasonable price!

The room was spacious, and the hotel had great amenities. The best part was the staff! Everyone was incredibly warm and helpful, and worked hard to make sure we were comfortable and felt welcome.

1) staying experience. I was upgraded from standard twin room (3 persons) to be quadruple room which has separated toilet, bathroom, and huge bedroom. The room we stayed has 4 beds, big bathroom with washing machine. the room was very clean and comfortable, with microwave and 2-doors freezer & refrigerators. too bad I only stayed 1 night, definitely would like to stay here for next trip. 2) location 2 mins to Shijo Subway Station, surrounded by convenience stores and restaurants. 5 mins walk to Shijo district (shopping arcade) 3) efficient check-in and check-out
