Room was superb! In a terraced house, it didn't look like being much, but when I opened the bedroom door... wow! The bed was big and comfy, the decor was superb, along with antique looking wardrobe and large, ornate mirror, large plants, a table, chairs and sofa, lights on a dimmer switch and a big screen TV. It was all positioned well, to make the room look amazing! In the room has a notice with info. I liked one small piece. The room has a wooden floor. The notice asked for all hard footwear to be removed, to reduce the noise to the room below. I like that kind of consideration. Bathroom had a deep, corner bath and a separate shower with hose AND rain shower. Just a few hundred yards away, there are shops, bars, restaurants and a bus stop with regular services into town.

Set on a garden square in St Leonards on Sea, Hastings House is a place to relax and feel pampered.

Loved every second! Room was super clean andhad everything we needed. We loved the mini bar, came in handy. The view was spectacular, I'm glad we upgraded as it was well worth it. The hosts were super friendly, but not overbearing which I have sometimes found when it comes to Bnbs! Could have stayed an extra day, will definitely be coming back. Breakfast was yummy and great service. Loved that the hosts had their puppys sometimes in the lobby area, made the bnb feel even warmer and comfortable!

Number 46 is just a 2-minute walk from the beach and the centre of town and just a 5-minute stroll to the old town of Hastings.

All rooms and apartments at Number 46 offer free WiFi, a flat-screen TV with Freeview channels, a hairdryer, mini fridge, coffee machine, and a iPod docking station. En-suite rooms are equipped with large towels and toiletries. The one-bedroom apartment also includes a fully equipped kitchen.

Number 46 is a short walk from the railway station and also from the seafront. We were greeted and shown to our room which was very comfortable, off the first flight of stairs and very quiet. It was clean and thoughtfully kitted out - a lot of thought had gone into the decor and comfort. There was a good choice of things for breakfast - individual fresh fruit salads in preserving jars, individually boxed cereals, beautifully cooked poached eggs, and good coffee. Checkout was seamless and we arranged to come back to pick up our bags later on the day we left.

    Lovely hosts, very friendly Comfiest bed, we slept so well both nights Amazing breakfast , what a treat Quiet location but easy to get to from the town centre Big bathroom with everything you could need provided Water and biscuits and sweets provided are a cute touch! We felt very welcome and looked after and we can’t wait to come back again.

    Excellent location, handy for De La Warr Pavilion and the town. Great hosts and really hearty breakfast. The hotel has been decorated and fitted out to the highest standards. Comfy bed with good quality linen, duvet and pillows. We had a beautifully appointed shower room with sumptuous towels and robes, good quality toiletries. Nespresso coffee machine and kettle, beautiful mugs and coffee cups plus homemade cookies were a lovely touch.

    Absolutely everything. It is a bed and breakfast but it was so much more. Everything was decorated to perfection and so clean. Our room had a stunning view and it was so peaceful. Just hearing the waves rolling up the beach …perfect. Breakfast was amazing. We ate our breakfast outside on our last day. Fab. Complementary drinks too on arrival..so lovely. Seng thank you very much for a wonderful welcome and a great host. I will definitely be recommending your beautiful place. Take care Amanda and Paul. x
