Recently, the management changed at this hotel and the new management has been extremely friendly and helpful, going out of their way to help us and make sure we had a pleasant stay. Some of the other reviews on the site are from before the recent change in management. The front desk is staffed every day beginning at eleven, through 8 of the evening, which makes things more convenient in case you need to leave a suitcase while you go out to sightsee. During the hours the desk is not open, there is a WhatsApp number the staff can be reached at, and they were quick to respond even before the hours the desk is staffed. I stayed at this hotel with my mom. It is in good condition and clean, and our room was very spacious. This hotel would be especially good for families or possibly friends traveling together because there are two large beds in the rooms, a kitchen area (with a decent sized refrigerator, microwave, range, and hot water pot), a washer, and a table to have meals at. I also think it would be especially suited for longer stays and people with special dietary needs (vegetarians or families with small children), since making a light breakfast or simple pasta meal here would be very easy. Honestly, this feels like a more like a mini apartment than a hotel room to me. The property is two blocks from a supermarket and within walking distance of Teramachi, with its multitude of restaurants and shops. In addition, it is right in front of a bus that goes to Kyoto Station and a subway line. It is also within walking distance to Gion. I think this is one of the best locations to stay for several days in Kyoto since some other tourist areas here are quite out of the way and don't have as many options for food, shopping, or transportation as this location does. Finally, I felt that the price of the hotel was very reasonable given everything it has to offer. I would definitely stay here again next time I am in Kyoto.

This is my 3rd stay at this hotel. The room is very big & comfortable. Nice view of Kamogawa River. Location is superb close to Sanjo & Gion where so many restaurants are closed by. Also close to bus station and convenient stores.

Superb location, located near the Kamo River which is very pretty and abundant with the local wild life. The property is also located near many shops which is nice if you want to do some shopping, additionally nearby to the Kyoto Gyoen National Garden which is really nice to walk in and relaxing, Additionally near many of the great world heritage sites you can visit. over all had no issues with my stay and hopefully will stay again if I visit Kyoto.
