Positive section of review
The room was to a high standard compared to most in the area. The bed was very comfortable. The staff were friendly and accommodating. The breakfast was very good with lots of options. There was also an option to eat your breakfast at their sister hotel that is near the river. There was a continental & full English buffet. Outside, there was lots of parking, a big green area for children to play with a climbing area. Also, space to walk your dog.

Loved the area in which this house is located in, not too far from the city centre. Also liked the fact it is in in a well secured area too with gates. We had no problems with the host they were very good on giving us information on what the code was for the gates, where we could park and how to enter the property.

Their could have been blackout blinds or curtains to stop the light coming into the bedrooms at very early hours of the morning which woke us all up, plus there were alot of light coming into the very top floor bedroom as there were no blinds and no curtains. This disturbed our sleep most of the time.

Room was nice, bed comfy, everything was clean. Coffee and tea provided, facilities for cooking/laundry and shower all did the job.

Strange experience checking in. Followed link sent by host, which reacts strangely in Google maps and can send you to the wrong location. This is not host's fault and I imagine it gets tiresome, but host started to get slightly short when we were trying to find the location by clicking directly on the link received as instructed, and it was sending us to the wrong place. It was annoying, but equally so for us. Host tried to take my phone out of my hand to show me terms and conditions, which I didn't appreciate at the time . Strange experience regarding the deposit, which I hadn't realised we had to pay. I did see in the terms and conditions afterwards that this was in fact written, however on the side of booking Com, this is not made clear at the time.of booking, even though I'm sure it's written somewhere, it is not intentionally obvious. Host offered some strange kind of discount/bargaining on deposit, but it started like a rehearsed spiel even before I'd raised the fact I hadn't realised we had to leave one. It felt like it was always going to be said. Everything was fine in the end, and we didn't break or cause any damage to anything so it became irrelevant, it was all just a bit weird for a minute. Room staff knocked on door at 9am to say it was time to check out, but check out time is 11am on the booking. Apart from that though, it's fine. Good location, clean and does what it says on the tin.

The first room we were put in had dirt on the bed, and the lock didn’t work. The night staff member did put us in an alternative room. However, the next room we were in had a rusty kettle, a TV in which chrome cast didn’t work and a bathroom bin that had already been used. We told the day staff member about this upon leaving and they didn’t even apologise.

We requested a twin room when booking but upon arrival were told it had a double bed and bed settee - that would have been acceptable but we didn’t have bedding with us for the settee and hadn’t had advance notice that we weren’t getting the twin room we’d requested.
