Clean. The shared kitchen had all that was required. Room 3 was well appointed, single bed with sufficient space for what I required. It was quiet with very nice guests and the host, Abigail, was really welcoming.Be aware that the carpets are very light in colour and, as a result, house rules dictate a "no outdoor shoes, on the carpets. This is fair enough, I wish I had brought some slippers for use in the house.

The mattress on the bed has seen better days. There was a big dip in the mattress, equivalent to a very large, heavy bottom. This made nights less comfortable than they could have been better if the mattress was replaced. Outside the property, I parked in one of 2 spaces. These are very narrow. In addition, within the space from the wall and front door of the house was packed with overflowing wheely-bins. They were there from Friday evening until I left at C10am on Sunday. This is far from good for guests or the neighbours. There is a back garden, why are they not kept there until the morning of "bin day?" Maybe it's because the host lives on the ground floor at the rear of the house. For these reasons, I feel the room tariff is excessive.

Good location for a stay in Haywards Heath. Free on site parking a plus. We were able to walk into town centre in 20 - 25 minutes. First floor bedroom was large and airy with high ceilings and lovely large windows with view out over garden with mature trees - also not overlooked and nice and quiet. Bathroom was bright, large and contemporary with good sized bath.

We arrived on Saturday afternoon for one night. At reception we asked whether we could see a menu for the evening meal and were directed down to the bar area were two members of staff were on their way to reception - on passing they said menus were available on the tables - we couldn't see any so headed back to reception where there was a discussion between staff taking place. When we were finally acknowledged, we'd already made up our minds to find somewhere else to eat where the customer service would be a priority.

Lovely host Sharon, who made absolutely everything available to make our stay comfortable and convenient, from ample towels and toiletries, to robes, a continental breakfast and fresh milk and a generous selection of teas and coffee too. It was like staying in a lovely home, lots of personal touches.

The house is very beautiful, and it was everything we wanted for a three-days stay. One room was on the second floor with the cute, little kitchen. On the third floor was the bathroom and another room. It is a great base in Brighton to go see the city centre or visit the beach and pier area.

Getting the key was a bit more difficult than anticipated; we had to meet the host personally instead of use a lock box. It is located very central, meaning the casual drunk would walk by at night.

The Breakfast was very good and plenty of choice. Our Room was very clean and comfortable. Our hosts were very friendly and polite. The views were outstanding from the Breakfast Room across Lyme Regis and the Coast.

The room was spacious, comfortable and had a nice view over the city. It's in a great location and only £9 for overnight parking at the nearby multi-storey.

There were queues out of the front door for reception when we arrived. There simply wasn't enough staff to cope, and we waited an hour before we could get checked in. There was no draft beer at the bar.

A pee like smell already hitting our nose while the lift door opens. The things in the property are mostly damaged it is like the whole apartment is falling apart The cleanliness was below standard: the wooden floor was sticky, table top was filthy. Flies came from outside because the glass door was left open. Few beds in the room were damaged, like the spins were gone and were hold up by a piece of wood on the side. Mouldy shower, it was disgusting. Homeless people walking in/out and sleeping in the building I am not sure if I have miss anything, but the end of the day is AVOID!!!! When you try to ask for your refund, booking.com said is nothing to do with them and the agent is not replying any of my messages. So think about it before you book this property.
